About the Opportunity
WinnCompanies is looking for a Senior Property Manager I to join our team in Boston, MA.
In this role, you will plan, control, and direct the daily operations of a large, complex, scattered-site multifamily affordable housing portfolio, typically consisting of 500 units across multiple buildings and operating under HUD Project-Based Section 8 (PBS8) and Low-Income Housing Tax Credit (LIHTC) programs. As the on-site Property Manager, maintain positive resident relations, meet the financial objectives of ownership and management, protect the value and integrity of the real estate, be responsible for all applicable regulatory standards and requirements, and manage on-site staff either directly or indirectly.
The salary range offered for this role is $114,000 - $131,000 annually, with a potential 10% annual performance bonus. Additionally, the selected candidate will typically work: Monday through Friday, from 8:30 AM to 5:00 PM.
Responsibilities:
- Prepare the property's annual budget for approval by senior management. Provide reporting and monthly variance reporting. Solicit bids, process purchase orders and invoices as needed in accordance with Winn Purchasing Policy.
- Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn rent collection guidelines.
- Through management of staff, collaborate with senior management to establish appropriate rent levels. Review rent schedules; Oversee preparation and submittal of increases and renewals. Lead the property team to maintain optimum level of occupancy. Process timely and accurate move-ins, move-outs, recertifications and renewals. Approve rental applications adhering to property standards and all appropriate agency standards. Follow company marketing policies and reporting requirements.
- Provide oversight of property tenant files. Ensure they are organized, complete and accurate. Ensure that Property Software Data is accurate at all times. Ensure that the site(s) maintain compliance with applicable state and federal program regulations.
- Ensure the property and grounds are well maintained. Direct maintenance team to implement maintenance programs and controls.
- Report property incidents, accidents and injuries in accordance with company policy. Resolve Resident issues and conflicts timely and in accordance with site guidelines.
- Use company directives to screen, hire, and train new personnel. Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
- Use the company’s Professional Development Program (PDP) to develop, train and engage site employees. Conduct weekly staff meetings. Understand, train and embody Winn Guiding Principles. Provide interface and information flow in all insurance and liability issues.
Requirements:
- High school diploma or GED equivalent.
- 5-8 years of relevant property management experience in affordable housing.
- 3-5 years of supervisory / managerial experience.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Knowledge of property management, including landlord and tenant laws.
- Experience with computer systems, particularly Microsoft Office and Real Page.
- Excellent customer service skills.
- Outstanding verbal and written communication skills.
- Ability to multi-task and manage a fast-paced office environment.
- Ability to manage and work with a diverse group of people and personalities.
- Superb attention to detail.
- Highly motivated, independent and a self-starter.
Preferred Qualifications:
- Bachelor's degree.
- Knowledge of LIHTC and HUD regulations.
- Bilingual in English and Spanish
- Experience with Yardi or RealPage property management software.
- Knowledge of marketing and leasing techniques.
- NAHP – CPL, SHCM, CAM (MA - C3P) designations.
- CAM – RAM & ARM honored; CGPM – NAA or NAMA honored designations.
