Job Overview
Infusion Management is seeking a highly organized, proactive Leasing Transaction Manager to support the continued expansion of our outpatient infusion center network.
This role will be responsible for managing commercial real estate transactions through lease execution. The Leasing Transaction Manager will work closely with brokers, landlords, legal counsel, internal leadership, and cross-functional partners to maintain transaction velocity and ensure new locations move efficiently through the leasing process.
The ideal candidate is a strong negotiator and project manager who is comfortable managing a high-volume pipeline across multiple markets. This individual must be able to independently drive transactions forward, identify and resolve roadblocks, maintain strong follow-up, and provide clear visibility into the status of every active deal.
Key Responsibilities
LOI Negotiation
- Prepare, review, and negotiate Letters of Intent for new locations, relocations, expansions, and renewals.
- Negotiate key business terms including rent, tenant improvement allowances, free rent, lease term, options, deposits, commencement structure, exclusivity, delivery conditions, and landlord work.
- Understand when to push on key business terms and when to escalate issues for leadership review.
- Ensure negotiated LOI terms are accurately carried forward into lease documentation.
Lease Transaction Management
- Manage transactions from approved LOI through lease execution.
- Coordinate closely with internal and external legal counsel throughout lease negotiations.
- Review lease comments from a business perspective and help resolve outstanding business terms.
- Work directly with brokers and landlords to keep lease negotiations moving and minimize unnecessary delays.
- Track open lease comments, outstanding landlord responses, approvals, and signature requirements.
- Escalate material risks or delays early and provide recommendations for resolution.
- Support renewals, amendments, expansions, temporary leases, subleases, and other real estate agreements as needed.
Pipeline & Transaction Management
- Manage a high-volume pipeline of transactions across multiple states and markets simultaneously.
- Maintain accurate and current transaction information within the company's real estate tracking systems.
- Track critical milestones including tours, site selection, LOI submission, LOI execution, lease drafting, lease comments, lease execution, and anticipated opening timelines.
- Provide regular reporting on transaction status, upcoming milestones, risks, and decisions needed.
- Proactively follow up with brokers, landlords, attorneys, and internal stakeholders rather than waiting for transactions to progress.
- Identify transactions that are stalled and develop a clear path toward resolution.
Cross-Functional Collaboration
- Partner closely with Real Estate, Construction, Facilities, Operations, Finance, Legal, Credentialing, and other internal teams.
- Ensure Construction and Facilities teams receive the information necessary to evaluate potential sites and prepare for turnover.
- Coordinate financial and business approvals required throughout the transaction process.
- Support a smooth handoff from lease execution to construction and facility development.
- Communicate clearly with leadership regarding transaction risks, economics, timing, and recommendations.
Qualifications
- 5 years of experience in commercial real estate transactions, leasing, brokerage, transaction management, or a related field.
- Experience managing multiple commercial lease transactions simultaneously.
- Strong understanding of LOIs and commercial lease structures and terminology.
- Demonstrated experience negotiating business terms with brokers, landlords, and other counterparties.
- Experience partnering with attorneys through commercial lease negotiations.
- Strong project and pipeline management skills with exceptional attention to detail.
- Ability to manage competing priorities and deadlines in a fast-paced, high-growth environment.
- Strong written and verbal communication skills.
- Demonstrated ownership mentality with the ability to independently drive transactions to completion.
- Ability to identify issues, recommend solutions, and escalate appropriately.
- Healthcare, medical office, retail, or multi-site real estate experience preferred.
- Experience supporting real estate expansion across multiple states or markets preferred.
Travel Requirements
- Ability and willingness to travel up to 20% based on business needs.
