SUMMARY:
The Maintenance Technician is responsible for performing routine preventive maintenance, repairs, inspections, and general upkeep throughout the property. This position assists in maintaining residential units, common areas, building systems, equipment, and facilities in safe, clean, functional, and presentable condition.
The Maintenance Technician responds to maintenance requests, identifies potential problems, performs repairs within the scope of the position, and assists with maintaining the overall appearance and functionality of the property.
RESPONSIBILITIES:
- Respond to assigned maintenance requests and work orders in a timely and professional manner.
- Perform routine preventive maintenance throughout the property.
- Inspect residential units, common areas, equipment, fixtures, and building areas for maintenance or safety concerns.
- Perform basic repairs involving plumbing, electrical components, lighting, fixtures, appliances, doors, locks, hardware, drywall, painting, and other property components.
- Troubleshoot maintenance issues and report problems requiring specialized repair to the Housekeeping / Maintenance Manager.
- Assist with basic HVAC troubleshooting and maintenance within the employee's level of training and authorization.
- Replace light bulbs, filters, fixtures, hardware, and other routine building components as needed.
- Perform minor carpentry, painting, patching, and general repair work.
- Assist with maintaining mechanical, storage, maintenance, and service areas in a clean and organized condition.
- Perform routine property inspections and immediately report safety hazards, water leaks, equipment failures, or other concerns.
- Assist outside vendors and contractors when repairs or specialized services are being performed.
- Maintain tools, equipment, and maintenance supplies in good working condition.
- Follow proper procedures for the use and storage of tools, chemicals, equipment, and materials.
- Maintain accurate records of completed work orders and preventive maintenance activities.
- Follow all company safety policies and applicable procedures.
- Maintain a professional appearance and provide courteous service when interacting with residents, guests, vendors, and coworkers.
- Assist other departments with operational needs when appropriate.
- Perform other duties and responsibilities as assigned by the Housekeeping / Maintenance Manager.
QUALIFICATIONS:
- High school diploma or equivalent preferred.
- Previous maintenance experience in a condominium, apartment community, hotel, residential building, or similar property environment preferred.
- General knowledge of plumbing, electrical, HVAC, appliances, painting, drywall, carpentry, and general building maintenance.
- Ability to safely operate common hand and power tools.
- Strong troubleshooting and problem-solving abilities.
- Ability to work independently and as part of a team.
- Good communication and customer service skills.
- Ability to prioritize work orders based on urgency and operational needs.
- Valid driver's license may be required depending on operational responsibilities.
- Relevant maintenance, HVAC, electrical, or other technical certifications are preferred but not required unless necessary for assigned work.
- Bilingual English/Spanish preferred.
