About the Role
The Maintenance Technician is responsible for the physical upkeep and curb appeal of an assigned Five T Management community. Working under the direction of the Maintenance Supervisor or Property Manager, this role keeps our buildings safe, functional, and well-maintained so that residents have homes they are proud to live in.
This is a hands-on, active position that requires someone who takes pride in their craft, communicates well with residents and teammates, and holds themselves to a high standard every day. Key Responsibilities
- Conduct daily building walk-downs to identify and address maintenance, safety, and curb appeal issues before they become problems.
- Complete assigned work orders accurately and on time in accordance with company guidelines.
- Perform routine and preventive maintenance on building systems including electrical, plumbing, heating, and emergency generators.
- Prepare vacant units for move-in, including cleaning, repairs, trash-out, and final inspection.
- Replace burned-out bulbs in hallways and stairwells and replace batteries in emergency lighting as needed.
- Identify and immediately correct unsafe conditions such as broken steps, open holes, broken door locks, inoperable smoke detectors, and exterior lighting failures.
- Follow company guidelines for proper storage and handling of chemicals; maintain Material Data Sheets in a current and accessible state.
- Respond promptly to resident service requests and emergency maintenance needs; participate in on-call rotation as required.
- Support compliance with OSHA, ADA, Fair Housing, and all applicable local, state, and federal regulatory requirements.
- Communicate clearly with the property management team on building conditions, open issues, and completed work.
- Assist with groundskeeping, trash removal, and overall property cleanliness.
Qualifications
- 1 to 2 years of building or facilities maintenance experience required.
- Working knowledge of building electrical systems, plumbing, heating systems, and emergency generators.
- HVAC certification preferred.
- High school diploma or GED required.
- Valid driver’s license and proof of insurance required.
- Ability to lift and move items over 50 pounds and perform physically demanding tasks throughout the workday.
- Ability to work evenings, weekends, and participate in on-call duties as needed.
- Strong communication and customer service skills.
- Proficiency in Microsoft Word, Excel, and Outlook is a plus.
- Must be legally authorized to work in the United States.
