In this live-on/onsite position, you'll be integral to ensuring our properties are well-maintained and safe for residents, main duties are work orders, turns and preventative maintenance tasks.
The Senior Maintenance Associate is responsible for performing the day to day maintenance operations as necessary at the community and ensuring that the asset is meeting the objectives of ownership and management from a maintenance perspective.

Schedule: Monday-Friday 8am-4pm; emergency on-call required (rotated between team members)
Job Responsibilities:
Minimum Required Qualifications:
- High school diploma or equivalent
- 5 years experience as a maintenance technician within residential property management
- Proficient in computer programs, including Microsoft Office and Yardi
- Ability to work with minimal supervision
- Well organized with excellent time management skills
- Knowledge of rules, regulations and laws regarding property management
- Maintain regular and punctual attendance
- Work overtime hours as required to complete assignments/projects
- Work in cold/hot/dusty/loud environment
- Comply with all company policies and procedures

Maintenance
- Receive and perform the necessary workload allocation from maintenance manager.
- Help determine the type of materials, supplies, machinery, equipment and tools to be used, bought, and stocked
- Manage the flow and distribution of all materials and supplies
- Perform when necessary the completion of assigned maintenance service requests in a timely manner
- Complete daily inspection of property during your walks and notify Managers of any issues
- Maintain the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areas
- Prep and paint apartments based on turn schedule
- Prepare make ready units, including removing trash, cleaning and painting
- Paint common areas
- Assist maintenance team with snow removal and landscaping
- Replace, repair or adjust locks, cylinders, latches, door checks, springs knobs, hinges and window blinds
- Replace, repair or adjust receptacles, plates, sockets, switches, and lighting fixtures
- Replace, repair or adjust speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains
- Install smoke alarms and any other fire safety devices
- Grout and replace wall tiles
- Clear local waste line and drain stoppages
- Clean filters for HVAC
- Perform maintenance work/tasks that can affect business operations including emergency repairs and turnovers
- Perform maintenance work/tasks that can have a significant financial impact including emergency repairs, turnovers, and capital expenditure projects
- Document and repair any leaks, damage, debris and security issues
- Document and repair maintenance concerns on available apartments, models, amenity spaces, and/or common areas
- Assist with the preventative maintenance program
- Inspect the quality of market ready apartments
- Obtain maintenance bids on behalf of management
- Assist with the move-in and move-outs of all residents including scheduling and performing apartment inspections and resident orientations
- Assist management with other projects, as requested and required
- Supervise the work of 3rd party vendors and contractors
- Participate in the emergency on-call program
Administrative
- Follow procedures and systems to ensure orderly, efficient workflow
- Ensure all administrative paperwork is accurate, complete and submitted on a timely basis
Resident Retention
- Maintain excellent customer service with the residents and building staff
- Respond and resolve resident concerns, complaints and requests in a timely manner to ensure resident satisfaction
- Ensure proper response of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.).
Personnel Management
- Report to maintenance manager employee complaints and grievances
- Provide support to staff to encourage team work and lead as an example in creating a harmonious environment
Safety
- Learn and ensure compliance with all company, local, state and federal safety rules.
- Ensure that unsafe conditions are corrected in a timely manner
