About the role
The Maintenance Technician assists the Maintenance Manager in ensuring that the physical aspects of the Community meet the Company’s established standards for safety, appearance, and operation within the budgeted financial goals. The Maintenance Technician assists in preparing inventory of “ready” apartments to support the community’s marketing and leasing efforts, scheduling contractors, or assisting in completing the turn process, completing work orders, and inspecting ready apartments for move-in quality. Responsible for complying with the Company’s and the Community’s operating and safety policies and procedures and adhering to Federal, State and Local laws pertaining to the operation of the Community. This position is also responsible for complying with all State, Federal and/or Local Fair Housing laws.
What you'll do
- Diagnoses and performs minor or routine maintenance or repair involving the following as directed by the Maintenance Manager:
- Electrical and plumbing (including water lines)
- A/C and heating systems, boiler, gas and electric
- Appliances (when applicable)
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Walls, tile, carpet, flooring
- Roofing, gutters, fasteners
- Interior/exterior lights
- Fireplaces, ceiling fans
- Gas fixtures and appliances (where applicable)
- Shutters, doors, cabinets, windows, sliding glass doors
- Door locks, P. O. boxes and locks
- Security systems (where applicable)
- Water intrusion
- Pool areas, tile, hot tub/spa, pool furniture
- Assists with ensuring make-ready repairs are completed correctly and on schedule; 5-7 day turns.
- Assist in ensuring adequate number of make ready units are always available (40%) and that the products are up to company standards
- Inspect vacated apartments and complete make-ready checklist as assigned. Inform supervisor of needed maintenance and repairs.
- Inspect exterior of the property as assigned. Perform building and common area upkeep daily in accordance with company standards. Assist in keeping grounds neat and free of litter.
- Respond to HVAC trouble calls and complete HVAC repairs and replacements, as may be needed, according to applicable codes and laws.
- Communicate needs for parts and supplies to Maintenance Manager.
- Perform effective emergency maintenance (after hours) as required.
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
- Assure all assigned service requests are completed daily (within 24 hours).
- Maintain outside waste containers – keep clean, organized and manage bulk items
- Performing snow plowing and removal responsibilities
- Performing light checks weekly and replacing light bulbs throughout the community and exterior amenities of the community.
- Completes annual/monthly training in the company LMS software.
- Uses company timekeeping software to document time and attendance
- Performs other duties as assigned.

Required/Preferred Education and Experience
- High School diploma preferred or equivalent, technical school preferred. Equivalent combination of education and experience will be considered
- Valid Driver’s license
- Minimum of one year of multi-family maintenance technician experience preferred
- Experience and knowledge of all aspects of maintenance repair and service of HVAC equipment, stoves, refrigerators, dishwashers, washers, and dryers, etc. required.
- Experience and knowledge of painting and sheetrock repairs required.
- Experience and knowledge of electrical repairs such as breaker replacement, ceiling fan installation, building light installation, etc. required.
- Experience and knowledge in plumbing repairs to include use of snake or jet vac to handle building backups, etc. required.
- Knowledge of proper safety precautions required.
- Pool maintenance certificate preferred
- Certified Apartment Maintenance Technician (CAMT) desired
- HVAC certification; I and II or Universal preferred
- EPO certification preferred
- Experience with Rent Manager, Yardi or similar software preferred.
Work Environment/Physical Demand
