Position Overview
The Property Manager is responsible for overseeing the daily operational, financial, and team leadership of assigned residential communities. We are seeking a dedicated, self-motivated leader who takes true ownership of their site-someone with exceptional attendance, a proactive approach to problem-solving, and a focus on delivering outstanding results rather than watching the clock.

Philosophy principles of presence, attitude, and care), this role requires a balanced professional who builds long-term resident and employee loyalty through accountability, high operational standards, and strong initiative.
Key Responsibilities & Scope of Work
- Operations & Site Oversight
- Proactive Site Management: Conduct routine, thorough site visits and property inspections to evaluate curb appeal, cleanliness, and structural upkeep. Take personal initiative to identify and address maintenance, building, concrete, and asphalt concerns before they become major issues.
- Vendor & Work Order Oversight: Manage and review maintenance work orders, ensuring high-quality completion, quick turnarounds, and vendor accountability.
- Fiduciary Responsibility: Protect property value and owner investments by strictly managing operational expenses, reviewing vendor invoices, and driving efficiency across all site operations.
- Leasing, Resident Relations & Compliance
- Tenant Lifecycle Leadership: Oversee the full tenant lifecycle, including prospective tenant applications, lease generation, move-in/move-out packets, and renewals.
- Building Resident Loyalty: Deliver exceptional, responsive service across all touchpoints. Handle resident inquiries, concerns, and conflict resolution professionally and empathetically to foster high retention and community trust.
- Compliance & Standards: Ensure strict adherence to federal, state, and local Fair Housing laws and company leasing guidelines. Submit and track applications requiring senior management or compliance review accurately and promptly.
- Financial & Administrative Oversight
- AR & Fiscal Precision: Monitor accounts receivable (AR), pull regular reports, track delinquencies, and maintain clear documentation on outstanding balances or credits with meticulous detail.
- Payroll & Timecard Management: Verify timecards accurately, assist with payroll coordination, and track performance milestones for onsite staff.
- Outcome-Driven Work Ethic: Demonstrate high personal accountability by prioritizing task completion and property needs over shift-watching, ensuring administrative duties are thoroughly finalized each day.
- Leadership, Attendance & Team Accountability
- Dependable Presence: Lead from the front with reliable attendance and a daily commitment to being fully present for your team and residents.
- Mentorship & Culture: Support, mentor, and direct onsite maintenance personnel and leasing staff, setting a high standard for team loyalty, constructive communication, and mutual respect.
- Safety & Operations: Maintain clear, factual, and direct communication across all operational departments while ensuring strict compliance with OSHA and company safety procedures.
Qualifications & Key Competencies
- Experience: Background in property management or real estate operations preferred, or demonstrated success in site-level leadership roles (e.g., General Manager, Assistant Manager, Operations Lead, or Supervisory roles) managing teams, customer retention, vendor coordination, and site budgets.
- Work Ethic & Mindset: Strong personal initiative, dependable attendance, and an outcome-driven mentality that prioritizes doing the job right over watching the clock.
- Core Competencies: Exceptional attention to detail, financial acumen, proactive problem-solving, and the ability to inspire loyalty across teams and residents.

- Technical Skills: Proficiency with property management software (e.g., AppFolio, Yardi, Entrata, Rent Manager, or ISolved) and office suites (Microsoft Office / Google Workspace).
- Knowledge: Solid working knowledge of Fair Housing laws, vendor management, and basic building maintenance.
