Job DetailsJob Location: Tapestry Orem - Houston, TX 77048Salary Range: $24.00 - $26.00 HourlyA growing property management firm is seeking an Assistant Community Manager to assist the Community Manager in the daily operation of our property Tapestry Orem in Houston, TX.
The assistant manager should be an organized, outgoing and friendly professional who supports the community manager in all aspects of property management. The focus of this position is to ensure the effective operation of the apartment community. This role is responsible for keeping accurate property records, leasing available units, tenant retention and assumes a leadership role in the absence of the Community Manager.
QualificationsResponsibilities
Operations & Financial
Understand financial goals and operate the asset in the owners' best interest in accordance with the Policies & Procedures Manual.
Prepare annual budgets and income projections.
Ensure all rents and late fees/check charges are collected, posted, and deposited.
Maintain accurate records of all community transactions (rent rolls, delinquency reports, move-in/move-outs, etc.).
Ensure invoices are submitted to the corporate office for payment; handle petty cash and all funds.
Generate necessary legal action, documents, and process in accordance with state and company guidelines.
LIHTC Compliance
Ensure the property remains in full compliance with LIHTC/HUD program requirements as administered by TDHCA.
Oversee tenant income certification and recertification; review all lease files for program eligibility prior to move-in.
Keep all lease files current, complete, and audit-ready; maintain dead files in proper condition.
Prepare and deliver delinquency, eviction, and three-day notices to vacate in accordance with state law, company standards, and program requirements.
Conduct and supervise monthly market studies, checking for accuracy.
Leasing & Marketing
Ensure the property is rented to capacity by implementing creative marketing strategies and maintaining accurate market surveys.
Develop a top-performing team of leasing professionals; oversee tours, prospect follow-up, and closing.
Conduct daily inspection of the tour route and vacant units.
Team Leadership
Build a high-performing, harmonious on-site team by hiring, training, and coaching talented individuals, and executing the performance management system.
Plan weekly/daily office staff schedules and assignments; ensure all personnel-related administrative processes are executed in a timely manner.
Coordinate maintenance schedules and assignments with the Maintenance Supervisor.
Oversee outside contract vendors.
Resident Relations
Maintain an excellent customer service relationship with residents and property owners, responding to inquiries or concerns promptly and courteously.
Build a sense of community through resident functions and other communication strategies.
Oversee all details of resident move-ins and move-outs, with special attention to apartment inspections, using in-house staff or outside vendors as needed.
Ensure vacated apartments are walked in a timely manner per company policy; prepare the Statement of Security Deposit promptly.
Must possess a positive attitude and the ability to smile under all circumstances.
Be able to work evenings and weekends, including Saturdays, when necessary.
Requirements
2 years property lease-up/management experience.
2 years sales experience.
LIHTC/HUD experience required (Double Creek is a LIHTC property); Section 8 experience a plus.
Yardi experience strongly preferred.
Bilingual (English/Spanish) strongly preferred.
Strong administrative skills.
Saturday availability required.
Valid driver's license required.
Must pass a pre-employment background check and drug test.
Compensation
$23-$25..Depending on experience.
