Objective of Position:
The Leasing Consultant is the properties sales representative. The leasing consultant is the first point of contact for all residents, vendors and visitors to our community. Leasing consultants are to work as a team while providing exceptional customer service and a high level of professionalism.
Essential Functions:
· Provide excellent customer service.
· Ability to travel from site to site is required.
· Greet prospects, tour and present the communities in a compelling way.
· Assist prospective residents with finding the right apartment home, resulting in a high closing ratio and to address the needs of current residents.
· Strives to make everyone feel welcome and comfortable in their apartment
· Very service oriented.
· Ability to share knowledge, experience and skill with others is expected.
· Must have excellent communication skills with the customers and team members.
Leasing/Marketing Functions:
· Maintain a professional and friendly atmosphere in the leasing office and other areas where prospective and current residents meet.
· Inspect vacant units to ensure they are ready to show.
· Answer and greet all incoming phone calls and persuade prospective residents to visit the property.
· Greet prospective residents and determine their needs and preferences before showing them apartments.
· Conduct marketing outreach to local businesses to promote the property and increase visitor traffic.
· Maintain an awareness of market conditions and trends. He/she will be expected to contribute ideas to the property manager for improving resident satisfaction.
Administrative Functions:
· Complete guest cards on all prospects for all properties and perform visitor follow-up.
· Process all lease applications, assist with application verification and notify prospective residents of their application status.
· Prepare all new resident lease paperwork.
· Physically inspect unit to make sure ready for new occupant.
· Ensure residents satisfaction from move in day and on.
· Physically inspect the property grounds, pick up litter and report any outstanding maintenance needs.
· Prepare, organize, and file reports and other resident correspondence.
· Document phone calls from current residents.
· Create service requests, schedule maintenance and follow up if needed.
· Upon resident move out you will document what is turned in, get forwarding address and notify Tim (maintenance supervisor) that the apartment is vacated.
· Collect rent checks, stamp with proper stamp.
· Posting of notices to residents.
· Assist management in collections, forms and reports.
· Miscellaneous office duties.
General:
· We do not sponsor Employment Visas.
· Office hours 8-5:30 Monday-Friday and 8-12 on Saturday.
· Showings only allowed during these hours.
· At no time does a leasing consultant ride in a vehicle with a prospective resident.
· Keep relationships with residents on a professional basis with contact made during normal business hours.
· Time off needs to be coordinated so the office is covered.
· Appointments need to be scheduled accordingly so the office is covered to answer phone calls.
· Keep communication open by going through the proper chain of command. The owners typically do not want to be bothered by items that can be handle by the property manager.
Commissions:
· Leasing Consultant will receive a $50 commission on any lease 6 months or more.
· Leasing Consultant must do all paperwork to receive this commission.
· Make sure you leave a lasting impression in person, on the phone or in an email to make them ask for you the next time they call or email. If they do not ask for you, you could lose the rental.
· To be fair to other leasing consultants, emails and voicemails are to be responded to during office hours. Sharing is the best policy.
· At no time do you divulge that you receive a commission to a prospective resident. This makes it feel less personal and you are only in it for the money.
· Closing percentage goal is 50%. We provide more training, when needed.
Requirements
Job Qualifications:
· High School diploma or GED is preferred.
· Valid driver’s license
