PrimeSites is a growing property management company dedicated to providing high-quality affordable and workforce housing throughout Nebraska and the Midwest. We are seeking a motivated Assistant Property Manager to join our team and support the daily operations of our multifamily communities.
This role is ideal for someone looking to build a long-term career in property management. Working alongside experienced Property Managers and regional leadership, you'll gain hands-on experience in leasing, resident relations, compliance, and property operations while developing the skills necessary to advance into a Property Manager role.
What You'll Do
Leasing & Occupancy
- Conduct residential and commercial property tours for prospective tenants.
- Assist prospective residents and commercial tenants throughout the leasing process.
- Explain community amenities, rental requirements, and qualifications.
- Process applications and ensure all required documentation is collected.
- Follow up on leads and assist in achieving occupancy goals.
- Support resident retention efforts through excellent customer service and communication.
Commercial Property Management
- Assist in the day-to-day management of assigned commercial properties.
- Coordinate commercial lease administration, including lease preparation, renewals, amendments, and tenant correspondence.
- Respond to commercial leasing inquiries and assist with marketing available spaces.
- Schedule and conduct commercial property tours for prospective tenants.
- Build positive relationships with commercial tenants by providing responsive customer service and resolving routine requests.
- Coordinate with vendors, contractors, and maintenance teams to ensure commercial properties are well maintained.
- Support general administrative functions for commercial properties.
Resident & Tenant Relations
- Serve as a primary point of contact for current and prospective residents and commercial tenants.
- Respond to resident and commercial tenant questions and concerns in a timely and professional manner.
- Assist with lease renewals, resident communications, and community engagement efforts.
- Help create a positive living experience for tenants.
Compliance & Administration
- Assist with LIHTC and affordable housing compliance requirements.
- Collect, review, and process income, asset, and household documentation.
- Complete certifications, recertifications, and file audits as required.
- Maintain accurate resident files and electronic records.
- Assist with regulatory reporting and inspections.
Property Operations
- Support the Property Manager with day-to-day community operations.
- Coordinate with maintenance staff to ensure work orders and resident requests are addressed promptly.
- Assist with rent collection, notices, and other administrative responsibilities.
- Help maintain community standards and property appearance.
Team Collaboration
- Work closely with Property Managers, maintenance teams, compliance staff, and regional leadership.
- Help monitor vacant commercial suites and prepare spaces for new tenants.
- Participate in ongoing training and professional development opportunities.
- Contribute ideas that improve resident satisfaction and operational efficiency.
Required Qualifications
- Minimum of 1 year of experience in customer service, leasing, housing, property management, administration, or a related field.
- Strong communication and interpersonal skills.
- Exceptional attention to detail and organizational abilities.
- Ability to manage multiple priorities in a fast-paced environment.
- Proficiency with Microsoft Office applications.
- Valid driver's license and reliable transportation.
Preferred Qualifications
- Previous multifamily housing or leasing experience.
- Experience with LIHTC, Section 8, or affordable housing programs.
- Familiarity with AppFolio or other property management software.
- Experience with commercial real estate, commercial leasing, or retail/office property management.
- Knowledge of commercial lease terminology and lease administration is a plus.
- Associate's or Bachelor's degree in Business, Real Estate, Property Management, or a related field.
