This position is responsible for assisting the Business Manager with daily operational functions while mentoring the Leasing Associates. This position will be expected to drive and retain revenue for the property and motivate those around them to do so as well.
JOB RESPONSIBILITIES:
- Oversee the leasing and lease apartments while selling the products and services of the property to which they are assigned.
- Give site tours which include, but are not limited to, transporting and showing the prospect around the property, all property amenities, model apartments and available apartments.
- Create weekly hot sheet listing top priority units to lease, including leasing & occupancy goals as well as approved specials and/or tools.
- Walk vacant apartments and ensure they are serviced and ready for tours or move-ins.
- Responsible for weekly leasing reports summary showing accurate traffic, move-out and move-in sources.
- Oversee and input the necessary data for property operations & leasing.
- Implement and maintain outreach marketing and track leasing results from visits & update Manager.
- Participate in weekly pricing calls with General Manager or in GM's absence as necessary.
- Oversee and follow Sudberry's resident renewal program monthly
- Work with staff to develop and implement sales and marketing strategies.
- Participate in company training classes and meetings as required.
- Assist in leasing commissions for payout.
- Assist with invoice processing and file audit preparation as needed.
- Assist leasing staff with files for approval and completion.
REQUIREMENTS:
- High school diploma or equivalent
- 2 years' experience managing at least 2 employees
- Proficiency with Microsoft Office Suite, Yardi, Rent Cafe and On-Site credit software
- Conventional property experience
- Strong interpersonal skills with ability to interact and relate effectively, productively, and positively with other associates
- Excellent oral and written communications skills, including presentation skills
- Understanding of current landlord/tenant requirements and general legal responsibilities of the property
- Works effectively with owner, managers and colleagues. Positive and professional attitude at all times.
- Required to work weekends.
PREFERRED:
- Bachelor's or Associates Degree
- 2 years prior experience as a residential assistant property manager or leasing manager
- Experience at a 300 unit property
PHYSICAL DEMANDS:
- Must be able to lift, push, pull, and/or move up to 10 pounds. Regularly required to sit, stand, walk, open doors.
COMMUNICATION:
- Must be able to communicate (orally and written) in a professional manner on a regular basis with prospective residents, current residents, staff, management, and co-workers within the company as well as with outside vendors. Can be part of a team. Follows instructions and responds to management's discretion. Takes constructive criticism and uses it as a learning tool.
ATTENDANCE AND PUNCTUALITY:
- Is consistently at work and on time. Ability to work a schedule during normal hours that may be other than Monday-Friday, 8am-5pm. Work in excess of 40 hours a week is likely.
