Job OverviewEbenezer is looking for a Property Manager to join our senior independent living team at Spero Belle Plaine in Belle Blaine, MN! This position manages and supervises the day to day operations of the community including, site staff supervision, financial oversite, marketing and sales, activity programming, and other business functions to promote a healthy and vibrant environment for staff and tenants/residents. This position is ultimately responsible for 24/7 oversight of community operations.
This property manager schedule includes;
- 80 hours every two weeks
- Full time; Day shift
- Weekends as needed
Responsibilities:
- Creates and maintains a high performing team within the community:
- Develops performance and operational goals with employees
- Provides on-going support and encourages professional development of the team
- Assesses employee performance and provides regular feedback. Addresses performance issues promptly and effectively
- Promotes staff understanding of the roles they play in the accomplishment of the goals of the community and provides supportive feedback on a regular basis
- Ensures adequate staffing to meet community needs
- Establishes and supports an environment conducive to the provision of quality services and high-level customer satisfaction:
- Is highly engaged with tenants/residents
- Meets regularly with appropriate tenant/resident committees
- Responds effectively to tenant/resident concerns
- Routinely conducts and/or reviews satisfaction surveys
- Consistently demonstrates excellent customer service and holds all employees to the same
- Monitors financial performance:
- Develops annual budget and monitors monthly activity
- Supports department directors with developing budget and financial goals
- Meets monthly with department directors to review financial performance and assure budget compliance
- Reviews and monitors monthly financial statements with Ebenezer Corporate and Ownership Group
- Monitors the maintenance of the building and grounds and provides feedback/direction to appropriate staff/vendors as necessary:
- Routinely inspects building and grounds to ensure cleanliness and upkeep
- Report accidents and emergency situations to Owner/Regional Director
- Assists with soliciting bids
- Oversees business office and human resource functions, including:
- Issues resident/tenant statements with accuracy
- Answers billing questions from residents/tenants/responsible parties
- Collects and tracks resident/tenant payments
- Completes bank deposits
- Provides complete and timely information to accounting department
- Processes Accounts Payable
- Completes E-Time (payroll) functions
- Ensures compliance with new employee and annual education requirements
- Maintains employee personnel files
- Establishes and supports a sales and marketing plan aimed at full occupancy:
- Works with corporate marketing department to design and coordinate marketing & sales plans/initiatives
- Develops and maintains effective, on-going relationships with external referral resources
- Creates and maintains system for generating new leads
- Follows Ebenezer Sales System guidelines
- Ensures that marketing materials are current and available
- Obtains and analyzes competitive pricing and market area trend information as it relates to the senior housing community
- In conjunction with the Corporate Marketing Consultant, develops and maintains marketing budgets
- Schedules and conducts tours
- Makes recommendations for web content and changes
- Maintains data base on current residents
- Maintains current Occupancy Reporting requirements
- Manages wait list
- Ensures that the community is in compliance with all applicable state and federal rules and regulations
Required Qualifications:
- 3 years Life Experience in any of the following: Business, Sales, Hotel, Leasing, Accounting, Customer Service, Activities
Preferred Qualifications:
- Associate of Arts Business/Marketing or related
- 5 years of previous experience
