Role Purpose
The Leasing Specialist faithfully stewards the leasing and occupancy process across Banneker Management's multifamily housing portfolio. This role is responsible for attracting qualified residents, protecting the integrity of the leasing process, ensuring regulatory compliance, maintaining accurate documentation, and delivering an exceptional resident experience.
The Leasing Specialist contributes to the long-term success of every community by balancing operational excellence, regulatory compliance, customer service, and responsible stewardship.

Stewardship Responsibilities
Leasing & Marketing
- Manage the complete leasing lifecycle from inquiry through move-in, renewal, and recertification.
- Conduct professional property tours and clearly communicate community features, eligibility requirements, rents, and application procedures.
- Maintain strong prospect follow-up and leasing pipelines.
- Maintain 90% economic occupancy across the portfolio.
- Build relationships with housing agencies, nonprofit organizations, employers, voucher programs, and other referral partners.
- Manage waiting lists in accordance with company policy, Fair Housing requirements, and applicable affordable housing regulations.
Applicant Processing & Compliance
- Process applications in accordance with company screening criteria and all applicable LIHTC, Fair Housing, and affordable housing requirements.
- Verify income, assets, employment, household composition, student status, and eligibility.
- Prepare accurate Tenant Income Certifications and related documentation.
- Maintain complete, organized, accurate, and audit-ready applicant and resident files.
- Coordinate with compliance consultants and management throughout the approval process.
- Maintain current knowledge of affordable housing regulations and program requirements.
Lease Administration
- Prepare leases, addenda, disclosures, certifications, and move-in documentation accurately and on schedule.
- Coordinate move-ins with property management and maintenance teams.
- Conduct resident move-in orientations.
- Process renewals, transfers, annual recertifications, and lease modifications.
- Maintain accurate resident information within the property management system.
Resident Experience
- Serve as a professional and responsive point of contact throughout the leasing process.
- Communicate clearly, respectfully, and consistently with applicants and residents.
- Support resident retention through exceptional service and timely communication.
- Treat every applicant, resident, family member, and community partner with dignity, fairness, professionalism, consistency, and respect.
Operational Stewardship
- Maintain complete, accurate, and well-organized leasing records.
- Preserve documentation that supports institutional knowledge and operational continuity.
- Prepare leasing and occupancy reports.
- Participate in audits, compliance reviews, inspections, and lease-up initiatives.
- Collaborate with property management, maintenance, and corporate leadership to support operational excellence.
Qualifications
Required
- Minimum three years of multifamily leasing or property management experience.
- Experience with LIHTC, affordable housing, or mixed-income communities.
- Working knowledge of IRS Section 42 requirements.
- Experience managing documentation-intensive leasing processes.
- Strong organizational, interpersonal, customer service, written communication, and verbal communication skills.
- Experience with AppFolio, Yardi, MRI, RealPage, or similar software.
- Ability to travel among company properties.
Preferred
- Experience with Housing Choice Voucher programs.
- Experience supporting lease-ups within newly constructed buildings.
- Familiarity with Washington, DC affordable housing programs.

The starting base salary for this position is $80,000 annually, commensurate with qualifications, experience, and demonstrated capabilities.
