The Role: Hands-On Problem Solver
The Maintenance Technician keeps AllView's Orange County portfolio safe, functional, and looking its best. This role means moving between properties all day, diagnosing what's actually wrong, and fixing it right the first time, from a sticking door to a leaking faucet to a full unit turnover. If that sounds like a lot of ground to cover, this probably isn't for you, and that's okay. You'll work closely with the property management team, updating Housecall Pro throughout the day and flagging anything that needs a second look. We move fast, we communicate constantly, and we don't let small problems turn into big ones.
Key Responsibilities
General Maintenance & Repairs
• Perform general maintenance tasks, including minor carpentry, painting, drywall repair, ceiling tile/grid repair or replacement, wallpaper repair, flooring/base repair, and minor concrete repair.
• Repair lighting systems, restroom and kitchen plumbing, minor electrical issues, doors/locks, and appliances.
• Inspect homes and grounds for malfunctioning equipment or safety hazards.
• Report safety hazards, equipment issues, and customer concerns to the property management team.
• Maintain clean and safe work areas.
Project & Task Management
• Write estimates for time and materials needed.
• Complete unit turnovers efficiently, meeting quality standards, and staying within budget.
• Demonstrate initiative to complete tasks proactively and efficiently.
Daily Tasks
• Update Housecall Pro and check in regularly with the property management team.
• Take before and after photos of all work completed.
• Pick up and return the company vehicle daily.
• Plan the most efficient route for completing daily work orders.
Weekly Tasks
• Review receipts, completed jobs, and invoices with the accounting team.
Monthly Tasks
• Wash and maintain the company truck/van to keep it clean and presentable.

Required Qualifications
• Proficiency in reading, writing, speaking, and understanding the English language.
• Ability to interact tactfully with tenants and team members.
• High school diploma or equivalent.
• Clean driving record.
Preferred Qualifications
• Two or more years of experience in property maintenance or a related field.

Compensation and Benefits
Compensation: $26-$30/per hour
