Property Manager / Facilities Lead Hands-On Operational Leadership & Property Maintenance

ABOUT THE POSITION:
We are seeking an exceptionally organized, skilled, and proactive Property Manager to take ownership of property operations across our residential and commercial portfolio.
Our management model is unique: we rely heavily on specialized trade vendors and service contracts for major mechanical work, but we require a highly competent, on-site Property Manager to act as the primary operational anchor. You will serve as the eyes, ears, and hands of the properties—anticipating issues before they escalate, managing subcontractor workflows, maintaining high building standards, and handling hands-on maintenance with exact precision.

REQUIRED SKILLS & QUALIFICATIONS
1. Technical & Craftsmanship Capabilities

General Trade Proficiency: Expert-level drywall repair and seamless finishing, high-quality painting, hanging doors, and installing interior/exterior door hardware.

Fixture & Accessory Installation: Skilled in cleanly mounting wall accessories (towel bars, shelving, grab bars, hardware) with proper anchor systems.

Building Systems Literacy: Practical working knowledge of core building infrastructure, including hydronic boilers, furnaces, general plumbing distribution, and electrical systems.

Framing Knowledge (Added Value): Experience with wood and metal framing techniques and structural repair is strongly preferred.
2. Operational & Mindset Requirements

Proactive Problem-Solving: Ability to foresee equipment wear or operational bottlenecks and troubleshoot effectively before minor issues become major expenses.

Budget Awareness: Clear understanding of how job timing, material usage, and scope impact project budgets and bottom-line property health.

Adaptability & Thoroughness: Comfortable with the inherent unpredictability of property management—equally ready to perform deep cleaning/debris removal from a basement or put a high-end finish coat of paint on a newly turned apartment.

Clean & Punctual: Maintains clean worksites, organized tools, and dependable attendance.
GENERAL REQUIREMENTS

Driver's License & Transportation: Valid Driver’s License with a clean driving record and reliable personal transportation to travel between local property sites.

Background Check: Must pass a standard pre-employment background check prior to hire.

On-Call Availability: Flexibility to participate in an after-hours on-call rotation for occasional property emergencies.

Communication: Strong verbal and written communication skills with tenants, ownership, and external contractors.

Technology: Willingness to learn how to navigate within our property management software program, Appfolio.
