What Success Looks Like (Qualifications)
Property Maintenance Foundation: At least 1 year of experience in on-site multi-family properties or an equivalent field (prior groundskeeping or landscaping background preferred).
Mechanical & Tool Literacy: Knowledge and skill in the safe use of hand tools, user-moved aids (dollies, ladders), mechanical blowers, trimmers, and pool testing gauges.
Technical Problem Solver: Strong ability to apply logical thinking to practical situations and rationally think beyond a specific set of instructions.
Physical Stamina & Agility: Capable of spending 70-85% of the day on your feet, climbing stairs/ladders, and lifting or moving heavy equipment and appliances.
Team-Oriented Customer Service: Outgoing, pleasant attitude when interacting with co-workers, supervisors, residents, guests, and the public.
Communication Excellence: Proficient verbal and written English communication skills to accurately receive instructions and report property needs.
High-Accuracy Detail Orientation: Constant need to view small details up close and identify property service requirements beyond arm's reach.
Foundational Education: High School diploma or equivalent is required to perform the essential administrative and safety functions of the role.
Mobility & Emergency Readiness: Valid driver's license, personal transportation, and auto insurance to pick up parts or handle occasional emergency travel.

What the Job Looks Like (What You'll Do)
Maximize Property Curb Appeal: Walk the property frequently to remove litter, debris, and pet droppings from walkways, parking lots, and roadside areas.
Maintain Recreation & Pool Hubs: Keep pool furniture, decks, tile, hot tubs, mailrooms, and park spaces detailed, neat, and free of trash at all times.
Detail Landscape Beds: Clean and rake under shrubs, shovel mud, and utilize mechanical blowers to keep sidewalks clear of grass clippings and brush.
Enforce Dumpster Area Standards: Transfer external trash and abandoned items left outside into the dumpsters, sweeping the surrounding pad daily.
Execute Vacancy Trash-Outs: Clear out abandoned furniture, trash, and boxes from vacated apartments to prep them for the make-ready team.
Support Routine Service Requests: Complete minor property repairs, replace exterior lighting, and adjust window screens or sliding glass doors as directed.
Assist with Physical Projects: Tackle manual labor assignments including tearing down fences, digging post holes, and moving heavy appliances safely.
Perform Turn & Painting Duties: Carry paint buckets and perform interior or exterior painting tasks to assist the team with apartment make-readies.
Uphold Absolute Safety Protocols: Constantly observe the asset's condition, wear personal protective equipment (PPE), and lock storage areas securely.
Distribute Community Notices: Walk the property layout to distribute time-sensitive resident communications, newsletters, and upcoming event flyers.
