Job Requirements:
3 or more years of experience as a Multifamily Maintenance Lead/Supervisor
Highly organized, with the ability to oversee personnel, manage projects, and direct the entire maintenance program
Excellent communication & relationship-building abilities
Proficient in HVAC, plumbing, and appliance repair
Self-motivated with a positive attitude and leadership capabilities
Effective time management skills with an ability to adhere to required deadlines
Certification in HVAC
Responsibilities:
Performs all duties and responsibilities incumbent upon a maintenance mechanic, including carpentry, masonry, painting, heating and air conditioning, appliance repair, exterminating, swimming pool maintenance, and reading plans and drawings.
Communicates and coordinates daily with the Property Manager on overall maintenance programs, projects, and expenditures.
Inspects vacant apartments, buildings, grounds, and public areas periodically.
Schedules and helps drive preventative maintenance programs, service requests, apartment turnover, and other maintenance procedures.
Resolves issues that involve all assigned personnel, enforces safety practices, and coordinates with the Property Manager in setting up training programs to help educate individuals in all aspects of building maintenance.
Assists with property cleanliness and curb appeal to include grounds and common area pickup or lawn maintenance as needed.
Performs other related duties as assigned by management.

Qualifications
High school diploma or general education degree (GED), or three years related experience and/or training, or equivalent combination of education and experience.
Certificates, licenses and registrations required: Possession of valid Florida Driver’s License and proof of insurance. Running maintenance errands is an essential function of this position.
Computer skills required: Microsoft Office Suite; Payroll Systems; Project Management Software
Other skills required:
Technical training in one or more trades, or a minimum of 2 to 3 years of maintenance experience.
Must possess a basic knowledge of, and the ability to supervise others and have an understanding of the principles and procedures of building maintenance.
Must be able to work well with others (other employees, residents, and vendors).
This is a position with profit/loss responsibility.
Must have a general knowledge of maintenance and must be familiar with the interrelationship of maintenance, marketing, and management.
Position requires a high degree of energy and human relations skills.
This is a combination work/supervisor’s position.
Must be an excellent communicator and motivator. Requires personal contact, proper conduct, and a high level of competence and efficiency.
This position involves overtime, holiday and weekend work, ownership of hand tools, and handling on-call emergencies, The capacity to perform sustained manual labor, work in inclement weather and climbing ladders and working on roofs is also required.
