The Director, Investments & Portfolio Management position is responsible for implementing the company’s investment strategies (including acquisition, disposition, joint venture and ground lease transaction work) and managing the company’s portfolio management program. The position requires the successful candidate to manage demanding projects effectively, show enthusiasm for collaboration with other departments and executive management, and be able to operate with a sense of urgency and discipline.
What will I be doing?
Coordinate execution of acquisitions aligning with company’s strategic investment initiatives, including participation in underwriting and due diligence, deal negotiation, investment committee preparation and closing and integration planning.
Coordinate execution of dispositions aligning with company’s strategic investment initiatives, including coordination of brokerage team, deal negotiation, buyer due diligence support, investment committee preparation and closing planning.
Oversee and manage proactive portfolio management program designed to critically assess company assets on an annual basis, including preparation of forecasted operations and capex, SWOT assessments, asset strategic plans, hotel valuations, development valuations, ROI analyses, and capex project rankings.
Participate in complex joint venture and/or ground lease transactions aligning with the company’s strategic investment initiatives, including financial modeling and preparing proposals.
Assist in development of deal-flow pipeline to facilitate investment strategy.
Attend major conferences (NYU and ALIS) as representative of company.
Develop and facilitate brokerage, owner and management company relationships to foster business opportunity development for the company.
Establish and enforces policies and procedures that will improve the overall operation and effectiveness of the company
What skills & qualifications are required?
BA/BS degree required, preferably in economics or finance
At least 4 years experience in investments, feasibility, consulting, valuation or development
Strong Excel modeling capabilities
Problem solver with the ability to handle multiple high-priority projects at once
It would be advantageous if I possess the following skills:
MS/MA degree
More than 6 years experience in investments, feasibility, consulting, valuation or development
Experience in real estate or lodging industries
Exceptional organizational skills and attention to detail
Extremely responsive and a collaborative team player
Energetic and motivated self-starter
Anticipated hiring range for this position is $175,000 to $190,000, plus a comprehensive total rewards package to include bonus, equity and benefits. Compensation will be determined based on experience, skills, internal equity, and market. There is a broader salary structure that provides opportunities for growth over time.
