
Maintenance Supervisor
Location: Peaks of Lexington - Lexington, SC
Summary
The Maintenance Supervisor oversees the physical condition of the community, including maintenance operations, apartment turns, preventive maintenance, capital projects, inventory control, vendor management, and budget monitoring. Working closely with the Community Manager, this role supervises maintenance staff, ensures service excellence, and maintains a safe, well-kept property. Flexible scheduling is required, including weekends, holidays, overtime, and on-call responsibilities.
Essential Responsibilities
- Supervise, schedule, train, and support maintenance staff, including assigning daily work orders and make-ready activities.
- Coordinate with the Community Manager on move-ins, move-outs, inspections, apartment turns, and property maintenance priorities.
- Ensure timely completion of service requests, monitor quality, reduce callbacks, and address resident concerns.
- Walk vacant units, identify make-ready needs, and coordinate repairs, cleaning, appliance replacement, and vendor services.
- Oversee preventive maintenance programs for building systems, equipment, and amenities.
- Conduct daily property inspections to identify maintenance issues, safety hazards, and liability risks; ensure corrective action is taken.
- Coordinate warranty work, contractor services, and vendor performance.
- Maintain organized shops, storage areas, tools, equipment, and inventory.
- Assist with recruiting, interviewing, onboarding, training, and performance management of maintenance team members.
- Provide safety training and ensure compliance with company policies, OSHA standards, and applicable regulations.
- Manage maintenance supplies and expenditures within budget; obtain approvals for major purchases.
- Assist with emergencies including weather events, fires, flooding, freezes, and after-hours service calls.
- Support other communities when needed.
- Attend required company and industry training programs.
- Perform hands-on maintenance duties as necessary and other responsibilities assigned by management.
Knowledge, Skills & Abilities
- Ability to perform all aspects of apartment maintenance and make-ready work.
- Strong troubleshooting skills for HVAC, plumbing, electrical, appliances, pool/spa, irrigation, gates, and related systems.
- Ability to prioritize work, exercise sound judgment, and manage multiple tasks in a fast-paced environment.
- Strong leadership, communication, customer service, and interpersonal skills.
- Detail-oriented with the ability to work independently and maintain professionalism and confidentiality.
- Proficiency using maintenance tools and equipment, including hand tools, electrical testing equipment, sewer and drain machines, leak detection systems, key machines, boilers, water heaters, air conditioners, welding equipment, and related maintenance tools.
Supervisory Responsibilities
Under the direction of the Community Manager, supervises on-site maintenance personnel, which may include Maintenance Technicians, Apprentice Technicians, and Groundskeepers.
Qualifications
- High School Diploma or equivalent required; trade school or college coursework preferred.
- Minimum 5 years of general maintenance experience or at least 1 year of multifamily, industrial, or institutional maintenance experience.
- Previous supervisory experience required.
- Construction experience preferred.
- Valid driver’s license or reliable transportation required.
- Painting experience preferred.
- Ability to diagnose and repair HVAC systems, plumbing, electrical systems, appliances, pool/spa equipment, irrigation systems, gates, and related property systems.
Certifications
- EPA/Freon Recovery Certification (Type I & II or Universal) required.
- CAMT (Certified Apartment Maintenance Technician) preferred.
- Certifications in HVAC, plumbing, boilers, electrical systems, first aid, fire extinguisher use, journeyman-level trades, and pool operations are preferred.
- Must maintain any licenses, permits, or certifications required by state or local regulations.
Language, Math & Reasoning
- Ability to prepare reports, business correspondence, and communicate effectively with residents, vendors, and team members.
- Intermediate English reading and writing skills required.
- Ability to perform basic mathematical calculations and apply practical problem-solving skills.
Physical Requirements
- Frequent standing, walking, climbing, bending, kneeling, lifting, carrying, pushing, and pulling.
- Ability to lift and move 50 pounds.
- Ability to work on ladders, stairs, rooftops, and in confined spaces.
- Manual dexterity to operate tools, machinery, and maintenance equipment.
- Ability to work indoors and outdoors in varying weather conditions.
- Must be able to safely use required personal protective equipment (PPE).
- Participation in overtime, after-hours service calls, and emergency response is required.
Working Environment
Work is performed both indoors and outdoors in a highly mobile maintenance environment with moderate noise levels and regular exposure to tools, machinery, chemicals, electrical systems, and varying weather conditions.
