Raymour & Flanigan Real Estate manages over 16 million square feet across retail showrooms, outlets, distribution centers, and multi-tenant shopping centers throughout the Northeast. The properties are the face of the business — and keeping them safe, functional, and first-class for every associate and customer who walks through the door is the core mission of this role.
This is a demanding, high-volume role. On any given day you’re managing a fast-moving queue of inbound service requests, coordinating vendors across multiple active work orders, resolving urgent issues in real time, and proactively inspecting your portfolio for conditions that need attention. You’ll operate within Amana, our proprietary CMMS platform, and are expected to leverage it to its fullest — using it and available AI tools to maximize efficiency, surface issues early, and maintain complete visibility across every property you manage. The role includes on-call availability during nights and weekends and periodic travel to sites, including overnights.
We’re looking for someone who holds themselves to a high standard, solves problems without being asked, and wants to build a meaningful career in commercial real estate. If that’s you, this role was built for you.
What You’ll Own
Property Operations
- Proactively inspect and assess your portfolio — identify issues before they’re reported and drive resolution before conditions deteriorate.
- Maintain assigned properties at a consistently high standard — safe, clean, functional, and well-presented for customers, associates, and tenants at all times.
- Manage a high volume of inbound service requests end-to-end: intake, vendor assignment, completion confirmation, invoice review, coding and approval.
- Triage urgent issues quickly and with sound judgment.
- Develop and assess solutions for issues, repairs and opportunities. Critical thinking and application of technical knowledge is essential.
- Spot recurring problems and address root causes.
Vendor Management
- Manage a portfolio of service vendors: dispatch, scope review, site follow-up, and performance accountability.
- Review proposals critically — push back on pricing when warranted and benchmark against market rates.
- Build strong vendor relationships while holding clear standards for responsiveness and quality.
Financial Accountability
- Own GL coding and invoice approval for your portfolio — accountable for spend accuracy, not just work completion.
- Track budget vs. actual spend by property; flag variances before they become problems.
- Bring financial awareness to every decision — treat every dollar like it’s your own.
Stakeholder & Cross-Functional Partnership
- Serve as the primary point of contact for store leadership — responsive, clear, and solutions-oriented.
- Coordinate with landlords on lease obligations and tenant matters when applicable.
- Partner with construction, leasing, and finance teams on larger initiatives as appropriate.
What We’re Looking For
Required:
- 5–7 years of experience in property management, facilities management, construction coordination, or related field.
- Demonstrated ability to manage high volumes of concurrent work across a multi-site portfolio without dropping the ball.
- Monthly travel to sites across the Northeast, including periodic overnights
- Strong financial literacy — comfortable owning budgets, coding invoices, and tracking spend.
- High personal accountability — you don’t wait to be asked, you don’t let things age, and you hold vendors to the same standard.
- Occasional availability for on-call response during select evenings and weekends.
- Clear, direct communicator — written and verbal.
- Proficiency in Microsoft Excel, Outlook, and CMMS or work order platforms.
Preferred:
- Multi-site retail, commercial, or mixed-use portfolio experience.
- Familiarity with vendor contract management, purchase order workflows, and invoice processing.
- Experience working alongside construction or capital improvement projects.
- Demonstrated use of AI tools to improve efficiency, productivity and success.
- Comfort in a fast-moving organization where systems and processes are actively being built.
Growth Path
We promote based on performance, not tenure. Property Managers who demonstrate strong judgment, financial ownership, and operational excellence will have real opportunity to grow — into Senior PM roles, portfolio leadership, or broader functional leadership within the real estate business.
