Position Summary
The Maintenance Technician is responsible for responding to maintenance requests and supporting the overall upkeep of the community. This role ensures that the physical aspects of the property meet company standards while delivering timely, high-quality service to residents. The Maintenance Technician performs preventative maintenance, unit turns, repairs, and emergency maintenance while contributing to a safe and well-maintained living environment.
What You'll Do
Maintenance & Repairs
Diagnose and complete repairs involving HVAC, electrical, plumbing, appliances, carpentry, drywall, and general maintenance
Schedule, monitor, and perform preventative maintenance activities
Complete apartment turns and prepare units for new residents
Ensure all work orders are completed promptly, professionally, and accurately
Perform emergency maintenance as required
Property Inspections & Upkeep
Inspect buildings, grounds, and common areas to identify maintenance needs
Maintain the overall appearance, safety, and functionality of the property
Verify that completed work meets company standards and quality expectations
Vendor & Operational Support
Assist with scheduling and coordinating vendors and contractors
Support bid collection and vendor oversight for maintenance projects
Assist with purchasing maintenance supplies while adhering to budget guidelines
Accurately prepare and submit invoices and maintenance documentation
Resident Experience
Deliver exceptional customer service to current and prospective residents
Communicate effectively regarding maintenance requests and repair timelines
Promote a positive living experience through responsive and professional service
Compliance & Safety
Follow all company policies, safety procedures, and applicable regulations
Participate in required training, including safety, fair housing, anti-harassment, and compliance programs
Maintain a safe working environment and proper use of equipment and tools
Additional Responsibilities
Support on-call and after-hours maintenance needs as assigned
Perform other duties as assigned to support property operations
What We're Looking For
Required Skills & Qualifications
Basic knowledge of HVAC, plumbing, electrical, appliance, and general maintenance systems
Strong troubleshooting and problem-solving abilities
Strong communication and customer service skills
Ability to work independently and manage multiple priorities
Ability to safely operate maintenance equipment and tools
Availability for night, weekend, and on-call responsibilities
Preferred Qualifications
High school diploma or equivalent
One (1) year of experience in electrical, painting, drywall, plumbing, or related maintenance trades
EPA Certification (Type I and II)
HVAC Certification
CPO Certification (Pool)
Other licenses or certifications as required by state law
Experience in multifamily or student housing environments
Work Schedule
Primarily Monday–Friday
Extended hours, evenings, weekends, and on-call responsibilities may be required based on business needs
Physical Requirements
Ability to frequently sit, stand, walk, bend, crouch, stoop, reach, and climb
Ability to lift and carry up to 100 lbs. and push/pull up to 100 lbs. with assistance
Ability to work indoors and outdoors in varying weather conditions
Exposure to maintenance-related environments including mechanical equipment, chemicals, dust, noise, and outdoor elements
Ability to safely operate tools, equipment, and vehicles as required
