Leasing Manager Responsibilities
As a Leasing Manager, you will:
- Lead, motivate, train, and develop the leasing team to achieve occupancy and leasing goals.
- Generate new leases and consistently meet or exceed monthly leasing targets.
- Manage 100% of incoming leads using property management and lead tracking software.
- Conduct proactive lead follow-up through phone, email, text, and other communication channels.
- Maintain strong lead-to-tour and tour-to-lease conversion ratios.
- Follow up with all prospects within 24 hours of community tours and continue engagement to maximize lease conversions.
- Achieve and maintain targeted closing percentages through effective sales techniques.
- Execute daily outreach marketing and business development initiatives.
- Build relationships with local employers, businesses, and community organizations to create referral and partnership opportunities.
- Monitor, evaluate, and optimize internet advertising sources and online lead generation performance.
- Analyze market trends, review market surveys, and remain knowledgeable about competitor pricing, amenities, and promotions.
- Conduct regular competitive market research and property shops.
- Effectively communicate the property's unique value proposition to prospective residents.
- Deliver an exceptional leasing experience and customer service throughout the resident journey.
- Ensure the accuracy and completeness of all lease documentation and paperwork.
- Identify and report property concerns and operational issues to management.
- Assist with work order follow-up and resident service requests when applicable.
- Participate in resident events and community engagement initiatives.
- Build positive relationships with residents, vendors, team members, and ownership representatives.
- Address resident concerns professionally, courteously, and efficiently.
- Maintain compliance with company policies, Fair Housing regulations, and leasing best practices.
- Perform additional administrative duties as assigned.
Qualifications
- Previous leasing, sales, or multifamily housing experience preferred.
- Proven ability to achieve sales goals and drive leasing performance.
- Strong leadership and team development skills.
- Experience generating leads, managing sales funnels, and closing leases.
- Social media and digital marketing knowledge.
- Passion for prospect outreach, including phone, email, text, and in-person engagement.
- Outstanding verbal and written communication skills.
- Strong customer service and relationship-building abilities.
- Excellent organizational and time-management skills.
- Proficiency with leasing software, CRM systems, and Microsoft Office applications.
- Professional appearance and positive attitude.
- Ability to thrive in a fast-paced, goal-oriented environment.
- Strong problem-solving and conflict-resolution skills.
