Position Summary
The HVAC Maintenance Technician provides heating, ventilation, and air conditioning (HVAC) support for The Willows of West Hills. This role works alongside the Maintenance Manager and a team of technicians to help ensure residents’ homes are safe, comfortable, and well maintained. In addition to HVAC responsibilities, this position supports general apartment maintenance, make-readies, groundskeeping, and participates in the on-call rotation.
Key Responsibilities
HVAC and Mechanical Systems
- Diagnose, maintain and repair HVAC systems including heat pumps and A/C units
- Perform preventative maintenance including filter changes, coil cleaning and inspections
- Install and replace HVAC systems as needed
- Troubleshoot and repair appliances such as refrigerators, stoves and dishwashers
- Maintain tools, equipment and parts inventory
General Apartment Maintenance
- Complete service requests and work orders in a timely and professional manner
- Perform make‑ready and unit turns including repairs, inspections and punch lists
- Conduct general repairs in plumbing, electrical, carpentry and drywall
- Maintain grounds and common areas, including debris removal and light landscaping
- Ensure safety compliance including fire systems and building codes
- Manage inventory and maintenance supplies
- Participate in a rotating on-call schedule for after-hours emergency maintenance; additional compensation is provided for all on-call assignments
Resident and Team Interaction
- Provide excellent customer service to residents
- Communicate work performed and follow up on service requests
- Collaborate with maintenance manager and team
Qualifications
- EPA certification and HVAC certification preferred
- 2–4 years of maintenance experience, multifamily preferred
- Strong knowledge of HVAC, plumbing, electrical and general maintenance
- Strong communication and customer service skills
- Valid driver’s license required
Physical Requirements
- Ability to lift, carry, push and pull up to 50 pounds regularly, and up to 75 pounds occasionally with assistance
- Ability to stand, walk, bend, kneel, crouch and climb for extended periods of time throughout the workday
- Ability to climb ladders and stairs and work at varying heights
- Ability to work in confined spaces such as mechanical closets, crawl spaces and attics
- Ability to use hand tools, power tools and diagnostic equipment safely and effectively
- Ability to work both indoors and outdoors in varying weather conditions, including heat, cold and humidity
- Ability to respond to emergency situations during on-call assignments, including after-hours and weekend work
- Sufficient manual dexterity, vision and hearing to perform maintenance and safety-sensitive tasks
Compensation and Benefits
Starting pay begins at $25 per hour, with higher pay available based on experience, certifications, and qualifications. Additional monthly commission opportunities, emergency call pay, and on-call pay.
