The Corporate Services team is dedicated to customer service and hospitality by providing all employees and clients with an exceptional overall experience from the moment they enter a Dimensional building. The Corporate Services Property Manager works with multiple areas of the business at Dimensional Fund Advisors and third-party tenants to deliver best in class customer service and asset management.
DUTIES & RESPONSIBILITIES
Manages all day-to-day building operations and financial activities for a single, Class AA real estate development.
Develops and provides support for ongoing improvement of preventive maintenance programs, engineering procedures, capital replacement schedules, and budget operating costs estimates and comparisons.
Conducts regularly scheduled inspections of building systems, common areas, customer and vacant spaces, and grounds to determine condition and provide support for appropriate action. Assures that internal and external customers are offered a comfortable, safe, and attractive work environment.
Evaluates service request trends and makes recommendations for improved services.
Responds to customer needs, ensuring that administrative and building technical staff resolve problems promptly.
Helps prepare, administer, and participates in property’s emergency management plan.
Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
Responsible with assistance of engineering, for establishing permanent records and procedures for property safety inspection and incident reporting.
Recommends and/or approves alterations, maintenance and reconditioning as the need arises.
In partnership with Finance, prepares and delivers timely, accurate and complete financial reports. Develops and controls annual budgets for operating and capital expenditures.
Forecasts management plans and prepares monthly performance evaluations, explaining any variances if needed.
Review and approve invoices and requisitions, and monthly rent edits. Review and ensure the accuracy of the General Ledger.
Complete understanding of tenant leases, management contracts, vendor agreements, certificates of insurance and other building/facility contracts.
Act as the primary point of contact for retail tenants, manage move-ins/move-outs, conduct property tours, and handle lease renewals and enforcement.
Provides formal supervision to individual employees and contractors within single functional or operational area.
In partnership with Engineering & Facilities personnel, respond to and resolve after-hours emergency calls as needed.
Oversee the timely review and approval of onsite Property Management/Facilities team expense reports and paid time off (PTO) requests, ensuring compliance with company policies.
Foster a high-performing team culture through regular performance discussions, ongoing coaching and feedback, and active participation in the annual performance review process for direct reports.
Develops business relationships through membership and participation in professional, industry/trade and civic organizations.
Evaluates and improves technical advancements as brought forth by the industry. This includes seeking out technology to keep the company in a position of informed decision making regarding the overall value and timing of such advancements.

QUALIFICATIONS
REQUIRED
Bachelor’s degree or equivalent experience.
5-7 years of experience in managing commercial real estate.
Expert in Microsoft Office (Word, Excel, Outlook) with the ability to learn additional programs as needed.
Complete understanding of property financials, reporting variances, and adhering to annual operating budget.
Ability to multitask and manage multiple calendars.
Ability to problem solve and work well under pressure.
Self-starter who can manage multiple projects simultaneously and meet deadlines.
Able to work equally well in a team environment and independently.
Detail oriented and extremely organized.
Understand how to build healthy and high performing teams.
Excellent relationship, persuasion/influence, presentation and communication (verbal/written) skills and diplomacy to interact with corporate executives, third-party owners, and contractors.
Ability to interact effectively with all levels of the organization.
PREFERRED
Experience with work order system management, asset tracking and ASHRAE.
CPM, RPA certification or commitment to obtain certification.
State specific Real Estate License or commitment to obtain certification
