Salary: $26 per hour
The Leasing Specialist is responsible for marketing and leasing apartments within an affordable housing community while providing exceptional customer service to prospective and current residents. This position ensures compliance with affordable housing regulations, assists applicants through the leasing process, maintains occupancy goals, and supports resident retention efforts.
Essential Duties and Responsibilities
Greet prospective residents, conduct community and apartment tours, and provide information about available apartments.
Explain community amenities, rental rates, lease terms, and affordable housing program requirements.
Process rental applications and verify eligibility according to affordable housing guidelines (such as LIHTC, HUD, Section 8, or other applicable programs).
Collect and review required documentation for income certification and recertification.
Maintain accurate applicant waiting lists and resident files.
Prepare lease agreements, renewals, notices, and other leasing documents.
Coordinate move-ins, move-outs, and unit transfers.
Respond promptly to inquiries via phone, email, and in person.
Assist with resident retention initiatives and renewal programs.
Ensure compliance with Fair Housing laws and company policies.
Maintain knowledge of occupancy requirements, income limits, and regulatory compliance standards.
Enter and update resident information in property management software.
Work closely with the property manager and maintenance team to ensure apartments are ready for occupancy.
Participate in community outreach and marketing activities to attract qualified applicants.
Utilize Customer Relationship Management (CRM) software to track leads and follow-up with prospects.
Handle resident inquiries and issues promptly and professionally.
Collaborate with maintenance team to address unit readiness for move-ins.
Qualifications
High school diploma or equivalent required; associate's or bachelor's degree preferred.
Minimum 1–2 years of leasing, property management, customer service, or affordable housing experience preferred.
Knowledge of affordable housing programs, including LIHTC, HUD, or Section 8, preferred.
Strong customer service and interpersonal skills.
Excellent verbal and written communication abilities.
Strong organizational skills and attention to detail.
Ability to maintain confidentiality and handle sensitive resident information.
Proficiency in Microsoft Office and property management software.
Ability to work occasional evenings or weekends as needed.
Physical Requirements
Ability to walk the property and tour apartment homes with prospective residents.
Ability to sit, stand, bend, and lift up to 25 pounds occasionally.
Ability to use standard office equipment, including computers, phones, and printers.
