Purpose of the Role
Drive occupancy and resident satisfaction by converting qualified leads to signed leases, executing all leasing processes accurately and on time, and delivering consistently professional, solutions oriented resident experience.
Primary Responsibilities
- Lead Management & Conversion – Qualify inquiries, conduct tours, present value, and close to meet/exceed occupancy targets.
- Leasing Execution – Process applications, verify screening criteria, prepare compliant leases, and coordinate timely move ins.
- Follow Up & Pipeline Hygiene – Maintain disciplined follow up cadences for prospects across phone, email, text, and CRM.
- Market & Marketing Support – Monitor competitive sets, update listings, support promotions, social media posts, and outreach.
- Resident Experience & Retention – Resolve routine resident questions/issues promptly; support resident events and renewals.
- Readiness & Coordination – Coordinate with maintenance/turn teams so tour paths and ready units meet brand standards.
- Recordkeeping & Reporting – Keep AppFolio/CRM data accurate; produce timely daily/weekly leasing reports.
Key Performance Metrics
Leasing Impact
- Lead-to-Lease Conversion Rate: ≥50% of qualified, toured prospects.
- Net Occupancy Contribution: Meets weekly signed lease goal set by Community Manager (CM).
Speed & Reliability
- Lead Response Time:
- Phone: answer or call‑back ≤30 minutes during business hours.
- Web/email/text: first response ≤1 business hours (same day).
- Tour Scheduling: Offer next business day tour to ≥90% of qualified prospects.
- Application Processing: Complete file & submit for approval ≤24 hours from receipt of all documents.
- Lease Prep to Move In: Lease sent ≤24 hours post approval; move in packet complete ≥48 hours before moving in.
Quality & Experience
- Documentation Accuracy: ≈100% compliant files (no missing signature/initials; correct rates/terms).
- Resident/Prospect Sentiment: <4 negative online reviews per quarter attributed to leasing service; 4 or 5star post tour surveys on ≥85% of responses.
- Fair Housing/Policy Adherence: 0 substantiated violations.
Collaboration & Readiness
- Ready to Show Compliance: 100% of scheduled tours have a clean, staged, and accessible unit and tour path.
- Make Ready Coordination: For assigned move ins, 0 days of move in critical defects (life safety/major habitability).
Required Collaboration Points
- Community Manager / Assistant Manager – pricing, approvals, exceptions, reporting, renewals.
- Service Manager / Maintenance Team – tour readiness, makeready status, workorder follow through pre-move in.
- Marketing / Corporate – listing accuracy, promotions, brand consistency, social content.
- Vendors / Locators (if used) – qualified traffic generation and appointment coordination.

Requirements
- 1 year leasing (multifamily, military, or student housing) or 2 years consultative sales.
- Knowledge of Fair Housing rules and regulations
- CRM/AppFolio and MS Office proficiency
- Professional communication; closing and objection handling; time management.
- Availability during regular business hours then, evenings/weekends as needed.
- Holds a current valid driver’s license and reliable transportation.
- Uphold company policies, professional conduct, and confidentiality at all times.
- Ability to meet role’s physical demands of walking the property including stairs, sitting & standing for prolonged computer-based tasks, resident interactions, and admin work. Along with the ability to lift, carry, or move items up to 20 lbs.
08:00- 5:00pm M-F Saturday rotation from 10-2pm.
