Our 108-unit apartment community in Dover is seeking a dedicated Maintenance Technician to join a team that takes pride in delivering exceptional service and maintaining quality homes for our residents. Working alongside a Service Manager, you'll play a key role in keeping the community running smoothly through expert troubleshooting, preventative maintenance, and responsive customer service. As a Maintenance Technician at Morgan Properties, You Will:
- Troubleshoot and repair maintenance issues including HVAC systems, appliances, plumbing, electrical, carpentry, and general building systems
- Focus on high-priority service requests, including HVAC, appliance repair, and plumbing-related work orders
- Perform general repairs and preventative maintenance to ensure homes and community amenities remain in excellent condition
- Complete apartment turns and make-ready projects to prepare homes for new residents
- Maintain community grounds, common areas, and building exteriors in accordance with company standards and safety requirements
- Assist with seasonal responsibilities, including snow removal and emergency preparedness efforts
- Respond promptly and professionally to resident service requests while providing exceptional customer service
- Communicate effectively with residents, office staff, vendors, and teammates regarding repairs and project updates
- Utilize mobile technology and work order systems to accurately document maintenance activities
- Contribute to a culture built on teamwork, accountability, respect, and continuous improvement
Compensation & Incentives:
- $1,200 Sign-On Bonus (paid after hire)
- Base Pay: $20.00 – $23.00 per hour
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 Quarterly
- On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:
- Monday – Friday: 8:00 AM – 5:00 PM
- Paid rotating on-call participation required (approximately every 5 weeks across Dover-area properties)
- Must be available and prepared for emergency situations and weather-related events
- Schedule subject to business needs
What We'll Expect From You:
- 2–3 years of maintenance or related trades experience preferred; multifamily experience strongly preferred
- Hands-on experience with appliance repair, plumbing, HVAC systems, and general maintenance repairs
- Familiarity with heat pump or Magic-Pak systems is a plus
- Strong troubleshooting and problem-solving skills across common maintenance service requests
- Customer-focused mindset with the ability to build positive resident relationships
- Comfortable using smartphones, mobile applications, and computer-based work order systems
- Active, valid driver's license and reliable transportation
- Must live within a reasonable distance to support on-call and emergency response needs
- HVAC, EPA, or CFC Certification preferred
- Self-motivated, dependable, and committed to delivering quality work every day
