JOB DESCRIPTION

The Portfolio Facilities Manager is responsible for overseeing the daily operations of the maintenance departments within the assigned portfolios. This individual will serve in a leadership role for maintenance technicians, providing development and coaching to team members. The PFM will also work closely with Community and/or Regional Managers and the Director of Operations to identify and implement operational improvements in maintenance workflow. This individual actively participates in the project planning and expense management process. 

This position reports to the Director of Operations and/or the RMCR Project Manager.

PRIMARY RESPONSIBILITIES

  • Participate in the hiring process of maintenance team members from interview to candidate selection 
  • Supervise, train, develop and coach maintenance staff in the assigned portfolios
  • Assist in the identification, planning and execution of capital and major improvement projects, checking in at key points throughout the project with an in-person visit to the site
  • Review daily maintenance operations for sites within the assigned portfolios. Work with maintenance staff and Community Managers to delegate and dispatch technicians where needed for both standard service request and turns
  • Provide maintenance coverage plans during times of short staffing, including providing in person coverage if/when necessary
  • Identify, implement and oversee property/regional/portfolio operating standards including (but not limited to) curb appeal action plans, maintenance shop standardization, property/corporate inventory and team member efficiency in the assigned portfolios
  • Conduct regular in person visits to the sites within the assigned portfolios, the frequency of which will be determined by the needs of the business and/or portfolio 
  • Conduct quarterly curb appeal audits in person at all sites within the assigned portfolio
  • Track and identify trends in Incident Reporting and coordinate vendor response for emergency repairs
  • Track expense in Repairs & Maintenance and Capital Replacements at all sites in the assigned portfolio
  • Participate in a long term training plan to support RMCR division

This is a new and developing position. There may be job duties that are not listed here or job duties that may be modified with time as the company and/or needs of the business evolves.

SALARY

$70,000-80,000/yr DOE

Work Conditions:

Although work hours may change during periods of high turnover, construction/rehab, lease up, budget preparation, or while special projects are underway, work hours are typically 8am-5pm Monday through Friday. Schedule may be adjusted from time to time to accommodate special projects or resident appointment requests. On Call Rotation may involve emergency service requests which must be responded to after hours and/or on weekends.

Daily travel between the properties is required for Service Technicians who are assigned more than one property. Travel is also required for company training events, budget or financial review meetings, and special project events.

Experience:

  • Maintenance: 5 years (Preferred)
  • Customer service: 2 years (Preferred)

License/Certification:

Work Location: Work rotation includes San Francisco, San Anselmo, Kentfield, Greenbrae and San Rafael. Travel stipend will be provided.

Background Check/Drug Testing: Must be able to pass a drug test and background check in accordance with state/local ordinances.
