Maintenance Supervisor

Title: Maintenance Supervisor 

Type: Full-time, On-Site or Off-Site 

Schedule: Tuesday -- Saturday, On Call Sunday, Monday and After Hours 

Location: Alameda, CA 

Please Note: On-site position includes an apartment in addition to base salary and bonus potential. Off-site will have monthly salary. 

Reporting to Property Manager at this 84 unit apartment building, this position will be responsible for routine maintenance and cleaning throughout property. Complete work orders and apartment turnovers in a timely manner. Interface with residents, management, vendors, and contractors. Maintain HD Supply orders and inventory parts, equipment and janitorial supplies. Perform preventative maintenance in accordance with schedule designed to meet property's needs. Duties and responsibilities include, but are not limited to the following: • Maintain exterior of property (entrance gates/doors, balconies/patios, roof, etc). This includes repairing/replacing items, painting and cleaning up (property trash pick-up and removal, oil removal from garage floor, ensuring trash dumpsters areas are kept clean, etc.) • Maintain interior courtyards and corridors. This includes repairing/replacing items, painting and cleaning up (front lobby, elevators, trash chute rooms, laundry rooms, community room, hallways, vents, light fixtures, etc.) • Complete resident work orders in a timely manner. This includes repairing/replacing items, some plumbing and electrical • Complete apartment turns in a timely manner. This includes repairing/replacing and ensuring the following are in working order (garbage disposals, toilets, locks, electric heaters, 3 in one bathroom lights, fan, heater, all plumbing, etc.). Also may includes painting and caulking. • Supervise outside vendors and contractors when necessary. Requirements: • At least 1 year of prior experience in maintenance work with ability to manage work orders, turnovers, and vendors, preferably in an apartment or residential setting. Some janitorial experience is requested but not required. • Knowledge of and demonstrated skills in handling cleaning and maintenance equipment. Must bring and use own tools, shop vac, drills, etc. • Ability to work with and around people in a positive and cooperative manner. • Able to ambulate over 2500 feet without difficulty over varied grounds and terrain. • Able to lift 50 pounds from a standing position. • Able to lift objects over head, pivot and return to object to original position. • Able to bend, stoop and able to work 30 minutes or longer in crouched position. • Ability to be on call after hours and on days off.
