The Role


The Sr. Facilities Specialist performs various facility and office operations duties, as well as maintains basic systems and equipment that support AvalonBay’s new state-of-the-art headquarters facility and functions.

  • Maintains office space at a high level by completing daily rounds focusing on HVAC functionality, lighting, general organization, cleanliness and cleaning, painting, copy room neatness and supplies, trash removal, basic equipment and appliance functionality, and restroom inspections.
  • Prepares preventative maintenance schedules and performs necessary preventative maintenance on pantry equipment (ice makers, dishwashers, microwaves, etc.). Troubleshoots issues with water dispensers and coffee machines. Coordinates vendor repairs as needed.
  • Acts as primary point of contact for Facilities related issues when the Facilities Manager is off-site.
  • Plans, schedules, and reviews performance of contractor repairs to furnishings and fixtures, including glass partitions, doors, carpet and flooring, ceiling finishes, lighting, electrical, plumbing, and appliances.
  • Responds to and resolves day-to-day facilities requests including but not limited to HVAC issues, copier issues, appliance issues, furniture issues, moving assistance, shipping & deliveries, installing white boards, cutting keys, hanging artwork, and changing out locks.
  • Performs facilities maintenance as needed including wall repair/point up and painting, minor furniture repairs, and minor plumbing repairs.
  • Performs general office maintenance such as replacing copier toner, replacing water filters, clearing copier jams, replenishing CO2 tanks, changing light bulbs, installing nameplates, etc.
  • Oversees and coordinates office cleaning and organizational needs with Day Porter.
  • Coordinates service requests with building staff through WorkSpeed service ticket software; acts as liaison to building engineers.
  • Coordinates with Information Services to set-up for new/departing associates and prepare offices and workstations as required.
  • Performs furniture setups in Training Room, Associate Lounge, or Conference Rooms for special events. Conducts office relocations and internal associate moves.
  • Communicates with associates concerning equipment repairs and maintenance issues, furniture moves, and Facilities projects.
  • Researches, orders, and maintains Facilities maintenance and repair inventory and supplies.
  • Maintains AED’s and AED supplies. Performs regular AED testing to ensure devices are functioning properly. Participates on the Emergency Preparedness Team.
  • Organizes and maintains Facilities storage rooms.

You Have...


Education:

  • High school diploma OR equivalent (GED)

Experience:

  • Minimum of 5 years of experience providing Facilities support in a service-oriented environment.

Knowledge, Skills and Abilities:

  • Possesses basic carpentry and plumbing skills.
  • Demonstrates ability to perform basic wall repairs and painting techniques.
  • Demonstrates ability to multi-task in a busy, fast-paced work environment.
  • Reads and writes English as demonstrated by clear and concise written and verbal communications.
  • Frequently operates general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine, and postage machine.
  • Performs basic Microsoft Office applications such as word processing, spreadsheets, and presentations.
  • Performs basic arithmetic skills (measurement, addition, subtraction, multiplication, and division) in order to do basic calculations and analyses such as estimating, determining averages and percentages, and calculating totals.

Physical Demands:

  • Operates basic maintenance tools, supplies, and equipment.
  • Exhibits ability to frequently stand, walk, stoop, kneel, crouch, crawl, and climb (stairs, ladders, etc.).
  • Lifts and/or moves heavy objects (more than 30 pounds).
  • Works evening and weekend hours periodically.
