Maintenance Technician

The position reports directly to the Maintenance Manager and/or Property Manager. The position is full-time, non-exempt. The position is responsible for the preventative maintenance and repair of apartments, buildings, and equipment as well as the economic usage of equipment. The Maintenance Technician works to provide a comfortable and safe environment for residents and employees and to provide assistance in resident improvement construction.
Duties and Responsibilities:
- Completes all maintenance work orders with proper certifications, including electrical and plumbing
- Completes necessary maintenance on each apartment for move-ins
- Paint interiors of apartments and exteriors when necessary
- Completes all work orders in a timely manner
- Maintains all equipment to ensure safety and equipment upkeep
- Ensures resident satisfaction when working in apartment
- Performs apartment turnovers to company standards
- Adhere to specific safety guidelines set by OSHA and attends monthly safety meetings
- Designated on-call personnel must keep NEXTEL on during non-business hours, seven days a week and respond to all emergency calls in a timely manner and if necessary, in person
- Completes all other projects or requests as directed by Supervisor
Knowledge, Skills, and Abilities:
- Skill in use of computers, preferably in PC, windows based operating environment
- Have a reliable vehicle to report to other properties as well as on-call emergencies
- Must be able to work on-call
- Demonstrate competence to assess priorities and manage a variety of activities in a time-sensitive manner and meet deadlines with attention to detail
- Ability to understand and follow safety procedures
- Moderate physical activity
- Work involves moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, and/or loud noises
- Ability to communicate effectively, both orally and in writing
- Ability to keep records and make reports
- Thorough knowledge of the methods, practice, tools and material used in general maintenance and repair work
- Work environment involves some exposure to hazards or physical risks, which require following basic safety procedures
- Designated on-call personnel must keep mobile communication on during non-business hours, seven days a week and respond to all emergency calls in a timely manner and if necessary, in person
Minimum Qualifications:
- High school diploma. GED or equivalent work experience preferred
- Valid CA driver license
- Minimum of two years of experience working in residential community preferred
- Requires handling average weight objects up to 50 pounds and standing or walking for more than six (6) hours a day
