Property Accountant

Trinity is one of the largest residential and commercial property management and ownership firms in San Francisco and has been a growing business since 1949. The company is the premier source of unfurnished, furnished, and corporate apartments in San Francisco with thousands of residential units throughout the city.    The Property Accountant is a full-time, non-exempt position based in Trinity's corporate office in San Francisco's Mid-Market Neighborhood and is responsible for various aspects of the Company's Property Accounting functions. The position is part of Trinity's corporate accounting group.      DUTIES AND RESPONSIBILITIES:    The Property Accountant works both under the direction of the Assistant Controller and independently to manage tasks and assignments in a timely manner to meet company deadlines and goals and ensure tasks are completed as expected. They are responsible for accurate accounting transactions throughout the month from transaction level through preparation of property financial statements.    Duties include, but are not limited to:

  • As part of month-end close process, reconcile all tenant related accounts such as accounts receivable and security deposits to the general ledger
  • As part of month-end close process, prepare month-end expense accruals, including review of accounts payable transactions for accuracy
  • Perform other accounting duties to close property books at month-end, including but not limited to journal entries and other key account reconciliations
  • Review lease documents and confirm terms to system tenant records
  • Review tenant move-outs and complete processing of final statements and refunds
  • Assist AR group and property operations staff with monthly accounts receivable process, including cash receipt deposits and AR ledger reconciliations
  • Complete monthly bank reconciliations
  • Assist property operations staff with monthly lease renewals
  • Assist property operations staff with monthly late fee process and other miscellaneous charges to tenants
  • Assist property operations staff with processing security deposit interest charges, 3-day notices, final demand letters and other payment related tenancy communication
  • Communicate with property operations staff throughout the month to handle accounting related issues
  • Cover various duties for other team members as needed for vacations and time off
  • Other duties as assigned by the Assistant Controller

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Detail oriented and able to manage and post large volume of data with speed and accuracy
  • Able to plan, organize, and prioritize workload to meet deadlines
  • Able to establish and maintaining efficient filing and records retention of financial documents
  • Strong accounting background including familiarity with both general ledger and property level transactions
  • Strong communication skills (verbal and written) with ability to communicate internally with team members as well as externally with vendors and other service providers
  • Strong computer skills including proficiency with Microsoft Office suite of products, Microsoft Windows
  • Intermediate Excel skills required (filters, sorting, pivot tables, V lookup, etc.)
  • Real estate and/or property management experience required
  • Yardi experience preferred

MINIMUM QUALIFICATIONS:

  • Associate degree in accounting or business required or equivalent classes from a four-year college; High school diploma required
  • Minimum three to five years or more accounting work experience
  • Be able to sit and stand for long periods of time
