Senior Director Construction

Job Summary

Oversees the construction, financial, and reporting facets on all assigned building projects by creating detailed project plans and specifications, developing hard cost estimates and budgets, acquiring and assigning appropriate staffing and project leadership, reviewing and approving bids and proposals from contractors and service providers, managing communications with equity and capital partners and key business leaders, and ensuring the on-time and on-budget completion of assigned projects.

Job Description
  1. Plans for and oversees the execution of all tasks and activities associated with new construction projects by preparing project specifications and plans, formulating hard cost estimates and project budgets, determining the staffing requirements and acquiring and/or assigning team members and sub-contractors, and managing the day- to-day progress of the project from initial construction through delivery.
  1. Participates in and/or leads initial and on-going project planning meetings, develops each project’s scope of work and specifications, and prepares the project budget and construction schedule.
  1. Prepares and submits bid requests, reviews and evaluates bids and proposals from suppliers, vendors, and sub- contractors, develops, negotiates, and approves contracts for selected contractors, sub-contractors, and other service providers needed to complete the project work.
  1. Ensures the project’s compliance with applicable state and local building codes and other legal and regulatory requirements by staying informed about relevant legal, code, and permit requirements, and by preparing and/or submitting required documentation and other information to appropriate agencies.
  1. Manages project budgets by reviewing invoices, financial statements, and other financial data against the project budget, investigating and resolving disputes, ensuring prompt payment on approved invoices to vendors, and preparing financial updates and variances for communicating financial updates to key stakeholders.
  1. Maintains on-going communications with the executive team, owners, equity partners, and other key business leaders affiliated with the projects, provides periodic updates on the progress against schedule and budgets, surfaces and resolves issues that may compromise the project delivery schedule or costs, and responds quickly and with urgency to questions, concerns, and requests for information.
  1. Develops and supervises team members by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
  1. Conducts project site inspections as needed to monitor progress and support project-assigned team members, steps in as needed to address and resolve issues and problems, and recommends, approves, and implements modifications to the project plans, schedule, staffing, or budget as needed.

Qualifications

Knowledge, Skills, Abilities:

  • Demonstrated ability to read, write, and communicate effectively to develop, comprehend, and complete legal, financial, construction-related, and human resources documents and to create and make presentations to clients, equity partners, senior managers, and others.

  • Demonstrated proficiency in word processing, spreadsheet, and database management programs in order to complete required reports and employment documents. Experience in Timberline and other Company software applications related to budgeting and overall project management.

  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percent’s in order to complete financial records, budgets, and other fiscal reporting information.

  • Demonstrated management and supervisory skills sufficient to lead, direct, evaluate, and mentor subordinate and peer employee staff.
