DEPARTMENT SUMMARY
The Maintenance department is charged with preserving our assets through both proactive and reactive maintenance practices; accomplished by working collaboratively with the Operations, Training, CMS, E-Way, and IT Support teams.

POSITION SUMMARY/OBJECTIVE
This position is responsible for overseeing all aspects of maintenance operations for a portfolio of properties. This includes actively managing cost, participating in the development and implementation of training programs, ensuring compliance with state & federal required guidelines, as well as overseeing operational projects to ensure that all communities are in excellent physical condition.
PRINCIPAL RESPONSIBILITIES
Proactively identify potential failures that impact operational cost
Qualify and direct all Level 2 escalations within dedicated portfolio
Manage cost reports, analyzing budget variances and recommend strategies to lower project costs; review labor quantities and phases to facilitate accurate tracking
Develop effective and streamlined protocols for actively managing large-scale Level 2 escalations
Actively recruit and manage contractor resources to be utilized in structural cost projects
Competitively bid out large scale remediation and rebuilds
Communicate effectively with CMS, RPMS, Site Teams and, when necessary, Residents
Reinforce Essex policies and procedures as they pertain to mold escalations
Develop and maintain cost savings efforts
When necessary, provide technical leadership, mentoring and guidance to Maintenance Staff
Enforce all warranty work throughout the assigned portfolio & ensure that all required warranty work is being completed to a satisfactory level
Assist corporate with the development of new processes to maximize efficiency
Other duties as assigned
QUALIFICATIONS
10 plus years’ of property maintenance experience in the residential real estate
5 plus years’ experience in managing multiple assets at one time
Proven experience in competitively bidding large scale projects
Valid driver license and automobile insurance.
EPA/HVAC Certified
Excellent attention to detail and has ability to develop processes for implementation
Strong analytical and organizational skills.
Excellent verbal and written communication skills.
Proficiency in Microsoft Office, Yardi, and Property Management software
Candidate must also possess strong computer skills and can work within tight deadlines and multiple priorities.
