MAINTENANCE TECHNICIAN / PAINTER

POSITION OVERVIEW
Responsible for ensuring the structural integrity of the apartments, including plumbing, heating and cooling systems, and appliances that are part of the rental units; deals with resident concerns and requests on a timely manner to ensure resident satisfaction. This is a regular, part-time, exempt position that reports to the Property Manager. The schedule for this position is Monday through Friday and on-call during after-hours and on weekends for emergencies.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Promptly and successfully respond to tenant issues and work requests in a professional manner
- Attend to any emergency situations, lock outs, water leaks, etc.
- Conduct building inspections, correcting deficiencies and follow-up
- Conduct minor property maintenance and upkeep
- Apply paint or other finishes, using handbrushes, rollers, or sprayers
- Assist management in posting notices (as need)
- Enforce apartment house rules as stated in the Lease Agreement
- In some cases, investigate and document disturbances or other complaints and work with residents/Property Manager/law enforcement as necessary
- Monthly Key Audits
- Walk vacant apartments and assist in minor spiff cleaning
- Conduct routine property walks
- Perform special projects assigned by the Property Manager
- Learn and ensure compliance with all company, local, state and federal safety rules
SKILLS, KNOWLEDGE AND ABILITIES
- Some plumbing AND Painting experience required
- Ability to work after business hours and on weekends
- Excellent organizational, communication and time management skills
- Ability to handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards; 2-3 years of experience in related field is desired
