Job Description

The action-packed Sales Specialist Role is primarily focused on assisting on a multi-site community basis in ramping up occupancy and revenues with sales teams in place at slower paced communities. This position has a great deal of providing training and guidance with less experienced Sales Consultants. This position is catered to mentoring team members on building relationships with prospective residents as well as maintaining close relationships with current residents of the community. A Sales Specialist will be expected to possess a high level of achievement in knowledge on how to achieve performance. This position assists in execution of a property’s marketing, leasing and renewal strategy to achieve occupancy, revenue, and resident retention goals by preforming all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease and securing resident lease renewals. There is a great deal of people interaction to work with Active Adult leadership, community staff as well as community residents.

Education

  • High school diploma, GED or related experience and/or training and education.


Qualifications

What your day might look like
  • Assisting with execution of, training, development and mentorship in the following areas with current Sales Consultants to:
-Conduct scheduled and walk- in prospect tours of community and complete follow up process
-Ensuring that all available apartments, model apartment homes and common areas are marketable and presentable.
-Responding to incoming inquiries via telephone, email and internet; management of leads through lead management system
-Ensuring property qualifications of prospective residents meet requirements of community while effectively matching their needs for higher move in potential.
-Inspecting apartments prior to resident move ins to ensure high qualify move-in ready condition
-Accurately maintaining follow up with prospects by phone, mail and email; Inviting prospective residents to community functions to maximize rapport
-Assist in lease renewals initiatives, communications and lease generation
-Approach and solution methods to respond to prospective and current resident objections
-Reviewing and implementing strategy through marketing efforts to aide in higher occupancy
  • 100% Travel is required in role, so frequent change and adaptation to market and location
  • Communicating with current property team members and Active Adult leadership

What we are looking for
  • Previous sales experience including lead generation and sales presentations and closing sales
  • Previous property management/leasing and or senior living experience highly desired
  • Proficient in MS Office Suite and property management software (Yardi/One Site)
  • Demonstrated ability to read, write, and communicate effectively and complete legal documents, sell and explain apartment features, and answer resident questions
  • High level of professionalism in both manner and dress
