IT Project Manager - Property Operations

Under the direction of the Assistant Vice President, IT, the Project Manager will lead and manage a variety of technology projects, working closely with Property Operations business partners to implement process improvements by using automation and transformation into new innovative solutions using technology. You will work collaboratively with all levels of internal business partners and serve as a liaison between functional teams, technical teams, and key business stakeholders.
An IT Project Manager role at Equity is multi-faceted, requiring a high degree of flexibility, intuitiveness, conceptual thought processes, and exemplary organizational skills to support numerous existing projects and new business initiatives. Your core responsibilities will include (but won’t be limited to): managing new and existing Property Operations systems/technology projects — including all aspects of project initiation, analysis, design, and implementation of solutions that meet business needs; collaborating with cross-functional teams to implement integrated solutions; partnering with training and the business on communications; supporting production systems, inclusive of analyzing and resolving production challenges; and defining, developing and maintaining scenarios and plans for testing all system changes.

- Serve as project manager for MRI Software, EquityApartments.com, Resident Portal, and other Property Operations systems and integrations. Deliver clear communication on status, timing, deliverables, and budget to leaders, team members, stakeholders, etc.
- Implement and manage standard testing procedures for system changes.
- Works between technology and business owners to identify new opportunities and long-term implications of business process re-engineering.
- Manage, train and potentially lead 1 to 3 business systems analysts to ensure testing standards are met and team members take accountability for their assigned work.
- Manage the tasks necessary to obtain the results of process improvement initiatives, consistently ensuring effective communication between technology and business owners.
- Develop business plans and process/product recommendations with the appropriate cost justification analysis.
- Conduct organizational studies and evaluations, design systems and procedures, and prepare operations and procedure recommendations to assist management in operating more efficiently and effectively.
- Use creative problem solving, good decision-making and judgment when analyzing business challenges.
- Set goals, deadlines, and priorities to work independently, as well as to work with others toward the accomplishment of common goals; enlist appropriate expertise from across the organization.
- Coordinate cross-functional teams in translating customer needs and technology directions into product definitions and programs; support and help others maximize their contributions.
- Demonstrate a willingness to challenge the status quo as well as an ability to adapt to changing environments.
- Perform other duties and participate in special projects, as needed.
- Bachelor's Degree required, in business or related field preferred
- Proficiency with MRI Software in both a functional and technical perspective required
- 6+ years of business analyst and/or project management experience required; property management background strongly preferred
- Demonstrated experience with a variety of project management concepts, practices, and procedures is essential, along with the ability to rely on experience and judgment to plan and accomplish goals
- May lead and direct the work of others; therefore must have good people skills and the ability to build positive working relationships, both one-on-one as well as in a team setting with employees at all levels within Equity
- A wide degree of creativity and latitude is expected
- Must have strong communication skills, ability to multitask and prioritize workload
- Ability to successfully take a large project and break it down into smaller components for organization and effective completion
- Subject matter expertise for any type of technology is not required, but a strong desire to learn the basic concepts of a variety of technologies is necessary
- Proficiency with personal computing applications, including the Google Suite of applications and ability to quickly master project database software such as Quickbase and/or SmartSheet
- Must be proficient with Google Apps for Business and Microsoft Office (Word, Excel, and PowerPoint)
- Must have experience managing technical
projects to successful completion
