Our Affordable Leasing Administrator acts in support of the property management teams to ensure compliance with program requirements at communities with Low Income Housing Tax Credit, Tax Exempt Bonds, Inclusionary Below Market Rent, or other affordable housing programs. Combining a dedication to top-notch customer service with a precise attention to detail and in-depth knowledge of all compliance regulations associated with our affordable programs, the Affordable Leasing Administrator is primarily responsible for leasing and rectifying units in accordance with affordable housing program guidelines. Additionally, the Affordable Leasing Administrator must have a solid understanding of property management operations while applying technical knowledge of the Low Income Housing Tax Credit program and/or Tax Exempt Bond program rules, or other substantive experience working with affordable housing programs.

WHAT YOU’LL DO
  • Manage the leasing process for affordable units, including the creation and maintenance of waiting lists, conducting interviews, and overseeing the verification procedures for all new residents.
  • Maintain a thorough knowledge and understanding of laws applying to property management and affordability compliance, demonstrating the ability to explain and apply them where applicable.
  • Conduct annual income recertification and lease renewals for affordable units in a timely manner.
  • Establish and maintain a positive relationship with residents, investors, staff member and program administrators to instill and maintain customer loyalty.
  • Manage on-site affordable program resources such as waiting lists, recertification notices, tenant selection plans, and all eligibility documentation for resident lease files.
  • Educate other community team members on the affordable program resources and procedures.
  • Maintain accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing, apartment availability, lease expirations, square footage and amenities.
  • Partner with Community Manager and Regional Manager to ensure community operational goals are met in light of the affordable program requirements.
  • Participate in internal, agency and third-party training on affordable housing compliance.
  • Manage affordable program reporting responsibilities and respond to requests for affordable housing data.
  • Demonstrate strong leadership skills and operational knowledge; suggest ways to improve the efficiency of affordable program operations.
  • Collaborate with talented teammates to identify and solve any apartment issues that arise.
 
REQUIREMENTS
  • Ability to review, comprehend and apply affordable housing and federal Fair Housing Guidelines
  • Familiarity with affordable housing program and LIHTC and Tax Exempt Bond program administration in a property management setting
  • Comfort with analyzing data and validating information
  • Knowledge of leasing practices, resident retention, and property management operations
  • Demonstrated proficiency in working with computers including word processing, calendar management, software/database, and social media
  • Excellent communication, interpersonal, and organizational skills
  • High school diploma or equivalent
  • Available to work a flexible schedule, including weekends
 
PREFERRED EXPERIENCE
  • Certification as a Certified Occupancy Specialist, Tax Credit Specialist, HCCP, or C3P highliy desirable
