Leasing Manager - TAMPA

WHAT WE ARE LOOKING FOR:

We are looking for a Leasing Manager to join our team at a 500-unit community in the Tampa area.  The primary responsibility is to lease apartments a 35% capture rate and have a positive impact on the occupancy percentage.  Personal renewal percentage should be at least 60% or higher.

Other responsibilities include the following:

  • Perform job description as outlined for Leasing Professional.
  • Adhere to ConAm dress code policy.
  • Recruiting: conduct preliminary interviews for Leasing Professionals.
  • Conduct initial on-site training for Leasing Professionals utilizing Platinum Leasing Learning Tools and Leasing Tools manual and checklist.  Mentor, train and direct leasing staff.
  • Responsible for accuracy of leasing files and reports.
  • Utilize ConAm’s marketing forms (customer profile, telephone sales pad, move-in folders, marketing cards, etc.)
  • Conduct weekly sales meetings for ongoing training and motivation for the leasing center staff.  Review each consultant's leasing success for the previous week.  Go over each guest from the previous week and review their story.
  • Submit quarterly memos to Community Manager with new ideas on improving capture rate and resident retention strategies.
  • Implement resident retention program (utilize ConAm lease renewal program policies)
  • Prepare monthly rent ranking report due the last week of the month.
  • Implement lease expiration program and maintain accurately.
  • Prepare monthly bonus report.
  • Develop monthly newsletter.
  • Implement follow-up system on a daily basis and monitor the leasing staff’s performance on their phone calls and success.
  • Conduct move-in inspections with new residents.
  • Monitor success of all advertising on a monthly basis.  Submit recommendations for other sources.
  • Update Internet ads on a monthly basis.
  • Monitor traffic sources on a monthly basis and review their effectiveness.
  • Complete special projects and responsibilities assigned by Community Manager.
