We are currently searching for a Director of Engineering to be based at our Arlington, VA Corporate Headquarters.

The Role

The Director of Engineering provides technical management and support for a large national portfolio of multi-family residential communities. General responsibilities include auditing maintenance operations, ensuring the development of training programs, acting as a leader and mentor to maintenance managers, developing long-term capital plans, performing energy analysis, monitoring regulatory compliance, managing capital expense projects, providing general technical support, providing engineering review on development projects, reviewing engineering studies for acquisition due diligence, and acting as liaison between regional offices, field, and corporate engineering and maintenance teams.

Responsibilities include, but are not limited to:

  • Assists operations and maintenance staff in evaluating local and/or national issues arising from resident surveys, audits and developing action plans to address inadequacies in existing service level.
  • Reviews maintenance contracts and provides assistance and direction to the AVB procurement department for soliciting competitive bids at both individual communities and on a consolidated basis across multiple sites.
  • Develops transition plans for new acquisitions and developments to implement AVB engineering policies, procedures, and programs.
  • Provides direction and oversight to the operations and maintenance staff in the development of annual and 5-year capital expense plans, environmental issues and keeps abreast of regulatory changes that may affect the industry.
  • Evaluates and hires third-party consultants for the development and implementation of capital expense projects as necessary.
  • Provides project management for select capital expense projects, including tracking project status, evaluating change orders, and approving invoices. In addition, performs feasibility studies for major redevelopment and/or community repositioning projects and acts as project manager for approved redevelopment projects as directed.
  • Provides engineering guidance and designs review to development and construction managers during the design phase of new developments. Works with design group to identify and evaluate products and standards.
  • Provides engineering support of new acquisition due diligence process, assists the investments group during the disposition process to evaluate potential capital expense exposure, and responds to purchaser’s engineers as required.
  • Acts in a leadership role to mentor and develop local maintenance managers and plans and schedules meetings regularly to develop initiatives related to area operations and training.
  • Develops engineering training programs addressing technical, safety, emergency preparedness, and tenant awareness issues, and periodically develops procedures for publishing in the AVB Engineering and Maintenance Manual.

How AvalonBay Supports You

Bachelor’s degree in engineering or an engineering related field required.

  • 10 years in the field of maintenance operations, property management, the building services industry, or military service in a logistics or operations capacity required
  • 7 years of progressive responsibility in a management or leadership capacity required
  • Direct experience or working knowledge of HVAC design preferred

Knowledge, Skills and Abilities:

  • Effectively manages the maintenance operations for a large portfolio of communities with a demonstrated history of addressing management issues in such areas as financial performance (expense controls), customer service, effective communications, team building, inventory management, and negotiations
  • Maintains strong technical knowledge in a wide variety of mechanical, electrical, and life-safety systems pertaining to hi-rise multi-family residential communities, building envelope waterproofing systems ( i.e. exterior wall sealants, flashing, and roofing), structural engineering issues related to concrete restoration and building curtainwall repair, and applicable OSHA, NFPA, and EPA regulations
  • Demonstrates skills in the solicitation, contracting, and management of a wide variety of third-party engineering and consulting services
  • Ability to travel up to 20%
