Legacy Partners Residential (LPR)
Service Technician

Summary: To be responsible, under the direction of the Service Manager or Supervisor, for the overall maintenance of the physical plant, and all areas related to the day-to-day maintenance of the community.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Perform light maintenance on all appliances.

Perform light electrical repairs on such items as appliances, fixtures, outlets, circuits, etc.

Performs light plumbing work such as clearing stoppages, replacing fittings, etc.

Replace broken glass, tile, vinyl, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.

Paint interiors of apartments and exteriors when necessary.

Perform carpentry work such as fitting doors, freeing windows, replacing door jams, building shelves, sanding and refinishing floors, and re-skinning doors.

Assist in custodial work, including sweeping, mopping, vacuuming, shampooing, emptying trash, cleaning windows, and cleaning apartments°

Assist in grounds work when necessary, i.e. pick up trash, pull weeds when walking through community.

Repair concrete, masonry, roof, fencing, when required.

Perform light extermination services when required.

Participate in emergency stand-by schedule for evening, weekend, and holiday coverage.

Be responsible for the refurbishing of apartments prior to resident occupancy.

Keep accurate records regarding preventative maintenance, work orders per apartment refurbishing, i.e. carpet or appliance replacement, annual inspections, inventories, purchases orders.

Perform scheduled maintenance on all equipment based on the manufacture's recommendations and operating manuals.

Have knowledge of all water and gas cut-offs, all apartment and fixture cut-offs, and sewer cleanouts, and post map of it.

Assist in apartment check-in and checkout inspections.

Adhere to Resident Education Program established by Service Supervisor and Resident Manager.

Maintain property to LPR standards, policies and procedures.

Education

High School education or equivalent. Minimum 2 years of related experience and/or training; or equivalent combination of education and experience. Training in some or all of the following areas a plus: carpentry, plumbing, electrical, painting, refurbishing, cleaning, air conditioning, and appliance repair.
