NSE invites you to join our team as a Project Manager. Our PMs serve a key role in transforming visions and design intent into reality. As a Project Manager at NSE, your part will be to assist the SVP of Asset management and capital improvement projects. You will work with the design team during design development and closely with members of the property management team and outside contractors. The Project Manager will direct various contractors and trades with confidence. When maintaining project progress information, you make organized look good. Projects and schedules quake in your presence and you are always within budget, safe, and secure.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Core duties and responsibilities include the following. Other duties may be assigned.
- Monitor and control projects through administrative direction of third-party contractors.
- Ensure adherence to project specifications and plans.
- Maintain project schedules and ensure projects remain on schedule.
- Formulate reports on work progress, costs, and scheduling.
- Request and analyze bid proposals for construction projects.
- Monitor and control project budgets.
- Participate in regularly scheduled project status meetings with detailed and accurate information.
- Conduct site assessment, quality control, and adherence to scope.
- Generate contracts, work agreements, change orders, and other construction documents.
- Approve invoices and work with the Accounting Department in the invoice payment process.
- Assist in the Due Diligence process during asset acquisition.
- Other duties as assigned.
SUPERVISORY RESPONSIBILITIES:
This position does not have direct supervisory oversight; however, is in a management position that participates in supervisory responsibilities and should do so in accordance with the company's policies and applicable laws. Responsibilities may include but are not limited to planning, assigning, and directing work; addressing complaints and resolving problems.

Language Ability:
Ability to read and interpret documents such as construction contracts, work agreements, purchase orders, change orders, project schedules, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before customers, vendors, residents, executive management, or employees of the company.
Math Ability:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute area, rate, ratio, and percent and to draw and interpret graphs and tables.
Reasoning Ability:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Computer Skills:
To perform this job successfully, an individual should have knowledge of Microsoft Word, Microsoft Excel, Microsoft Outlook, internet software, order processing systems, and project management software.
Education/Experience:
A minimum of 5 plus years’ experience in the construction industry. The ideal candidate is knowledgeable in all areas of construction with an emphasis on renovation and remodeling, preferably in multifamily housing. A four-year or technical degree is strongly preferred. Travel is required.
