On-site Property Manager
Encinitas, CA
We are currently seeking an on-site property manager for a beautiful mid-size apartment community in the San Diego County, CA, area. This individual should be highly motivated and willing to learn, enjoy working with people, and have excellent communication skills.
RESPONSIBILITIES:
-Responsible for the overall management of the property, under the direction of the property supervisor.
-Lease vacant/noticed units by answering calls, keeping track of and following up on leads, and taking prospective tenants on property tours.
-Assist with property marketing, including staying knowledgeable about local market trends and documenting the market survey accordingly and creating/maintaining online advertising.
-Collect rent according to company policy. Post invoices and payments into computer software and document all transactions.
-Handle move-ins and move-outs and all associated paperwork.
-Provide excellent customer service to residents and use proper judgment in accordance with company policy in resolving tenant complaints.
-Follow up on maintenance work orders to assure customer satisfaction and help coordinate maintenance calls.
-Collect and log information for weekly/monthly reports.
-Demonstrate knowledge of Fair Housing and other legal issues that may affect the management of the property.
-Work together as a team with maintenance, property supervisor, and corporate to provide excellent customer service, effectively market property to keep high levels of occupancy, maintain high property value, and promote tenant satisfaction.
Qualifications
1-3 years minimum experience in leasing and property management.
Strong leasing skills a must. Some college preferred.
Ability to apply basic math concepts in calculating prorated rents, security deposits, rent deposits, and percentages.
Ability to read, understand, and follow company policies and communicate through the written word as well as verbally.
Basic computer skills, including Outlook, Word, Excel, and Internet software. Knowledge of Yardi or AppFolio a plus. Basic understanding of tenant/landlord law and Fair Housing is desired.
Ability to make sound decisions and work well with others.
