MAINTENANCE TECHNICIAN

As a Maintenance Technician with NMS Residential, you will be expected to:
- Complete occupied unit service requests within standard completion times in order to provide a quality living environment to our residents
- Complete all phases of apartment make ready work, including troubleshooting, and repair of most major and all minor mechanical systems
- Present a professional, efficient attitude in remedying any resident complaint to ensure resident satisfaction while working within company guidelines
- Complete the "make ready" process in 3-5 business days or as instructed; perform pre move-in inspections to ensure unit readiness
- Inspect all common area lighting, sprinkler systems, fire prevention systems and fire extinguishers regularly
- Perform grounds and housekeeping tasks as needed
- Complete all work tasks in a safe and efficient manner
- Report information about property operations and potential safety hazards to ensure compliance with OSHA standards
- Perform administrative maintenance functions, and accurate tracking of inventory for repair and maintenance, and Yardi service requests and reports
- Maintain in-depth knowledge of any property specific special needs or problems (asbestos, remediation plan, deficient mechanical or plumbing systems, etc.)
- Manage maintenance shop inventory to ensure regularly-used supply is in stock
- Participate in preventative maintenance programs and ongoing maintenance and repair
- Participate in the implementation of an emergency plan for the property and assist in emergency operations
- Perform administrative duties including the documentation of status of service request and completion of checklists
- Remain available for emergencies, on-call duties and resident functions
- Participate in company-provided training such as fair housing, safety training, and harassment prevention trainings
- Perform additional duties as assigned
REQUIREMENTS
- Must have general knowledge of building mechanical systems and controls, electrical systems, interior finishes and products
- Must be able to receive and act orally on directions given orally or in writing
- Ability to communicate clearly with residents, co-workers, and vendors
- Must be able to function effectively in a customer service environment
- Must be self-motivated and positive team member
QUALIFICATIONS & SKILLS (Technical and Non-technical)
- High school diploma or GED
- Minimum one year in apartment maintenance or equivalent field
- HVAC experience or certification preferred
- Proficient in most areas of apartment maintenance, including plumbing, electrical, painting, drywall, floor coverings, carpentry, locks, appliances, pools and spas, roof and life safety equipment
- Above average mechanical aptitude and understanding of building materials and tools
- Must possess own hand tools
- Computer skills in a Windows-based environment
- Previous experience with Yardi a plus
