Regional Property Manager

A privately held multifamily investment and management firm located in Los Angeles is seeking a Regional Property Manager. Our company history spans more than 50 years of experience acquiring and successfully operating multifamily and student housing properties throughout the Western United States. Our current portfolio consists of more than 2,100 units across multiple communities throughout California, Washington, Colorado and Texas. 

?RESPONSIBILITIES/FUNCTIONS:

  • Provide overall direction and supervision of the day-to-day residential activity of each community in the portfolio.
  • Have complete working knowledge and oversight responsibility of the properties within the geographic region.
  • Work with Community Managers to set rental rates, renewal rates and strategies, and oversee marketing/leasing activity to ensure vacancies are minimized and revenue maximized.
  • Work closely with the Community Managers and Leasing Associates to provide guidance for residential leasing activities, marketing strategies, and a superior customer service program.
  • Ensure effective execution of lease renewal strategies, promoting high levels of retention and customer service. 
  • Work closely with the Community Managers and Maintenance Managers identifying maintenance issues and solutions concerning their property.
  • Determine adequate maintenance staff levels for assigned communities, evaluate skill levels of maintenance personnel, set goals for Maintenance Managers and evaluate performance annually.
  • Oversee all maintenance and grounds-keeping operations at each community.
  • Work with Asset Manager and Community Managers in overseeing renovation projects at applicable properties.
  • Build and maintain strong relationships with all company associates.
  • Prepare annual budgets and complete monthly financial analysis with the Community Managers and Maintenance Supervisors to ensure communities achieve their optimum financial targets.
  • Recommend maintenance and capital improvements for each property and continually act in a manner so as to maintain and enhance the value of company assets.
  • ?Provide weekly updates to the executive team and partners.
  • Ensure company compliance with all relevant rules and regulations including Fair Housing, safety, non-discrimination and harassment prevention. 
  • Ensure that the community is following all safety guidelines in respect to OSHA, EPA and company’s designated procedures.

 

LOCATION:

This position is based in the greater Seattle area and offers the flexibility to work remotely. Candidates must have the ability to travel by means of air transportation and automobile as needed.

?QUALIFICATIONS:

EXPERIENCE: 5+ years experience managing a multifamily portfolio of 8+ properties and 1,000+ units. Prior experience managing properties in multiple states is preferred. Excellent interpersonal relationship skills,exemplary communication skills both written and oral. Bachelor’s degree, preferably in business and or equivalent field of study.Proven ability to successfully manage multiple residential assets equal to or greater than the unit count for this position.

COMMUNICATION SKILLS: Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, construction blue prints and drawings, or government regulations. Ability to prepare reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

LEADERSHIP, DEVELOPMENT AND COLLABORATION: Experience in managing a team and collaborating effectively with a diverse workforce.

SPECIAL CHARACTERISTICS: Must be detailed oriented, fast-paced, and be a self-starter requiring minimal supervision. Must have excellent analytical, organizational and computer skills. Prior experience using Yardi Voyager a must. Strong working knowledge of Excel and spreadsheets required.
