Part Time Leasing Consultant

Position Summary:

Creekside Park is looking for a dynamic PT Leasing Specialist to join their amazing team. The Leasing Consultant is responsible for coordinating all activities related to apartment rentals, move-ins and move-outs, and lease renewals. This team member is also responsible for interacting with future residents and current residents to achieve maximum occupancy, revenue objectives of the assigned community, and ensure resident retention. This is part time position of 24 hours per week with Saturday schedule required. Salary is $16-19 per hour plus leasing bonuses.

ESSENTIAL RESPONSIBILITES AND FUNCTIONS

Asset Management

Prepare and review weekly data including traffic reports, availability reports, advertising reports, daily pricing strategies, and delinquency reports. On a semi-monthly basis assist with the preparation of rent increase/renewal recommendations, and prepare renewal forms as necessary for residents. Assist with the processing of invoice coding for accuracy as well as statements of security deposit refunds. Assist with the collection of rent and review all revenue collections in accordance with company goals and objectives as requested. Participate in maintaining budgeted occupancy levels, revenue objectives, and other property goals.

Operations Management

Perform property inspections daily, walking the community to ensure curb appeal criteria is met, cleanliness of all common areas and a hazard free environment is maintained, and follow up inspections with appropriate punch lists and/or work orders are completed. Assist with the management of resident issues such as neighbor disputes, renewal terms, and maintenance repairs (ensuring that service requests are promptly entered in Real Page, work is assigned and completed in 24-48 hours, and that the service request reporting is maintained with accurate and thorough information). Assist the Property Manager with the approval of all resident applications and lease renewals. Support management by providing clerical support such as answering phone calls, filing, preparing resident notifications, etc. as needed. May be asked to assist with planning and implementing resident activities in order to increase resident retention.

Capital Project Management

Adhere to preventative maintenance program and other programs. Prepare and respond to punch lists with time frames as appropriate. Assist with the preparation of accurate Bid Analysis/Contract Request documents and manage projects as assigned through to completion providing accurate status updates as requested. Communicate with Maintenance Associates as needed.

Associate and Team Management

In the absence of the Property Manager and Assistant Manager, responsible for reporting general liability claims, workers comp claims, and property loss claims timely and accurately. Participate in company provided training programs.

Contract Management

Assist with the review and analysis of site inventories, market/comp analysis reports, advertisements, One Site reports, and Yieldstar pricing recommendations. Study and report as needed on trends such as traffic flow, leasing ratios, media sources, reasons for vacating, etc. and provide analysis and/or recommendations to adjust business practices as needed to meet company objectives and financial goals.

Marketing

Generate and handle traffic, qualify future residents, lease apartments, prepare lease documentation, and complete move-in paperwork and procedures to include inspection of the apartment prior to move in, coordinating any move-in/move-out needs and schedules with maintenance as well as a move-in inspection with the new resident. Ensure the model apartment(s) and make ready apartments are in touring condition and that open and close procedures for the community are completed daily. Follow up with all future residents via phone, mail, or email. Ensure the effective use of lease renewal strategies and resident retention plans to include: preparation of all site proposed renewal strategies, lease expiration management, and retention programs. Exhibit exemplary customer service skills, professional demeanor, and conduct business with the utmost professionalism, courtesy to others, and focus on maintaining a positive work place for fellow associates and home for residents. Assist the Property Manager with the implementation of marketing methodologies including review of traffic reports, marketing plans, advertisements, signage, banners, curb appeal, and models. Review shop reports and provide clear feedback, goals, and training to management as needed. Responsible for shopping competitive properties on a regular basis (minimum of once per quarter) and maintaining knowledge of market conditions and trends.

Education

REQUIRED QUALIFICATIONS, SKILLS, AND EXPERIENCE The individual must possess the following knowledge, skills, and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities:

High school diploma or general education degree (GED)

Minimum of 1 year of sales experience preferred; at least 1 year of previous leasing experience is preferred

Ability to read, analyze, and interpret complex documents. Must be able to respond effectively to the most sensitive inquiries or complaints.

Ability to communicate effectively in written and oral forms

Comprehensive understanding of arithmetic, accounting, and financial statements such as; profit and loss, general ledger, operating budgets, etc. is preferred

Ability to be flexible and quickly adapt to changing business needs and processes

Proficiency in Word, Excel, Microsoft Outlook, and the Internet. Ability to adapt quickly to proprietary software

PHYSICAL DEMANDS

Standing, walking, or sitting for extended periods of time

Ability to lift and/or move up to 25 pounds

Vision occurs continuously with the most common visual functions being those of near vision and depth perception

Must have finger dexterity to be able to operate office equipment such as computers, printers, 10-key adding machines, electric typewriter, multi-line touch phone, filing cabinets, FAX machines, photocopiers, dolly, and other office equipment as needed.

Ability to touch type or willingness to learn within first 90 days of employment.

Talking and hearing occur continuously in the process of communication with residents, supervisors, and subordinates.

While performing these duties of this job the employee is regularly required to use hands to handle or feel, to reach with arms, and to talk or hear.
