Maintenance Lead

Ideal candidates must have a minimum experience as a maintenance technician in a multi-family housing setting, technical certifications would be a plus. Also, candidates must have hands-on experience in performing service requests and must be presentable, professional, team player and flexible with work hours. Background and drug screening required as a condition of employment. EOE.
*Job location will be in Los Angeles, CA (multi-site)
*Responsible for the all maintenance needs of the property and work directly with janitorial/porter service.
*Performs all routine and on-call emergency maintenance needs of residents and the properties.
*Responsible for documenting in Yardi maintenance updates.
*Conducts daily property walks, document and correct deficiencies, to ensure that the entire property and premises are well maintained.
*Work on turnover of move outs and coordinate with vendors providing turnover services.
*Ensures compliance to make-ready requirements.
*Ensures compliance to company policies.
*Follow and enforce company policies and procedures, related to role within the company.
*Continuously evaluates processes and procedures to remain cost effective and to promote efficiency without compromising quality of service.
*Ensures that management office is notified of any maintenance related updates.
*Recommends to management improvement projects that will promote resident satisfaction while minimizing expenses.
*Performs and reports 'Light Log' on a monthly basis.
*Continuously monitors maintenance inventory and utilize supplies/resources wisely.
*Maintains proper communication, demeanor and interaction with internal and external customers, at all times.
*Complies to all training sessions and participates in all maintenance related meetings.
*Responsible to attend to all unscheduled or on-call emergencies at the property and at sister properties when needed.
*Actively participates in any risk management reporting.
Qualifications
Must be able to communicate fluently in English, bilingual (Spanish/English) a plus.
Prior experience in multi-family maintenance a plus.
Education
High School diploma or equivalent technical experience.
