Under the direction of a Senior VP—Investments, you will be responsible for helping to maximize the value of multi-family properties by supporting the maximum return on investment of those real estate assets. The Financial Analyst—Investments position is also responsible for assisting with the underwriting and due diligence process for dispositions, acquisitions, and renovation of Equity Residential’s multi-family real estate assets. In addition, expect to be challenged with a variety of projects, from monitoring capital spending programs to assisting with real estate tax analysis to leading the closing activities for asset dispositions to retail portfolio support—to name a few. Each day will be unique, requiring an ability to prioritize, multitask, think strategically, take initiative, and employ a diverse set of skills.

WHAT YOU’LL DO
- Provide support for financial analysis and due diligence for current assets and potential multi-family real estate transactions.
- Provide technical, analytical, and administrative support for the in-unit renovation program.
- Assist with real estate tax analysis.
- Assist with special research and analytical projects, as requested by Investment Officers; types of projects might include: research projects related to rehabs, maintenance of running documentation of EQR rehab program, due diligence and closing activities for asset dispositions, and providing analytical support for the retail and garage portfolio.
- Closely monitor capital spending programs including tenant improvements and renovations to ensure that the program is within the budget guidelines.
- Assist with the preparation of due diligence and board packages.
- Conduct market research to assist in the assessment of submarkets and property performance; track critical indicators such as multi-family permits/completions and single family activity.
- Interact on a daily basis with a variety of individuals, across all levels of the organization, including (but not limited to): Investment Officers, Vice Presidents of Property Management, Regional Managers, real estate brokers, appraisers, environmental consultants, real estate tax consultants, and internal Equity Residential customers.
- Prepare ad-hoc analysis and reports as needed.
- Perform other duties and participate in cross-functional projects, as assigned.
REQUIREMENTS & PREVIOUS EXPERIENCE
- Bachelor’s degree required. Focus on Economics, Mathematics, Finance preferred.
- Strong analytical skills and problem solving capabilities required. Must have a strong understanding of finance concepts (NPV, IRR, etc).
- Comfortable asking critical questions, challenging the status quo, and proposing actions from the owner’s point of view respond to changes in the marketplace.
- Strong communication and presentation skills—able to speak and write in a clear and articulate manner.
- Detail-oriented and well-organized, with an ability to multi-task and effectively prioritize various responsibilities in a fast-paced environment. Proven strong work ethic and ability to work under tight deadlines without sacrificing quality of work product.
- Team player that demonstrates flexibility and the ability to integrate and work well with others.
- Motivated to succeed with capacity to assume increasing responsibility.
