Associate Property Manager

JOB SUMMARY
They assist the Regional Property Manager with capital projects, investor reporting, property level oversight, and strategic initiatives.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Assist RPM with project development, approval and implementation of capital and other major projects at buildings
- Manage non-displacement remediation and abatement projects
- Ensure tracking and completion of new Resident Manager training
- Prepare company approved notices to be posted at properties
- Perform property inspections as needed to ensure company standards are maintained and issues are corrected in a timely manner
- Track, triage, monitor and resolve Notice of Violations to ensure timely abatement with guidance from RPM
- Ensure that Yardi and other records are accurate and up to date, including annual audits of all resident records
- Responsible for calculating, negotiating and issuing resident rent credits
- Assist with preparation related to legal cases and attend Rent Board, settlement conferences and other legal proceedings as needed
- Conduct property and unit inspections as requested
- Assist with quarterly reporting requirements and monthly financial review process
- Responsible for timely completion of lender required questionnaires and other reporting requirements
- Coordinate property tours: Scheduling, routes, notifications, inspections and access
- Coordinate Town Hall Meetings and attend as needed
- Maintain current certifications and Service Agreements at properties
- Communicate with Regional Property Managers regarding operational issues, proposals, work orders, Resident Managers, etc.
- Process check requests and Resident Manager reimbursements
- Keep vendors up to date with management changes
- All other duties as assigned
SKILLS AND ABILITIES
- Proficient in Microsoft Word, Excel, PowerPoint, Outlook, Yardi, Google Docs and Smartsheet
- Able to multi-task and problem solve in fast-paced environment
- Well-organized with great written communication skills
QUALIFICATIONS
- High school diploma or equivalent required; college degree preferred
- Complete and maintain California Certified Resident Manager Certification (CCRM)
- 2-4 years of experience of administrative or industry related experience required, preferably San Francisco Rent Control

- Property inspections are a function of the role. Properties are located throughout San Francisco, including the Tenderloin and Downtown neighborhoods.
- While performing the duties of this job, the employee is regularly required to use office equipment such as computers and copiers, to use hands and fingers operate tools or controls, and reach with hands and arms. The employee is frequently required to stand, talk and hear.
