E & S Ring is a leading residential property management company with apartment communities located throughout California and Washington. We have an excellent opportunity for a self-motivated, reliable and experienced Maintenance Service Manager to join our team and work with us at our 400-unit apartment community located in Victorville, CA.  The Maintenance Service Manager is a hands-on position, responsible for ensuring the overall physical aspect of the property, meeting company standards, and managing and responding to resident maintenance issues and repairs as well as after-hour lock outs. You will schedule, monitor and supervise multiple simultaneous capital projects with different vendors while performing preventative maintenance projects. In addition you will prepare and maintain budgets and variance reports, obtain project bids, prepare scopes, review maintenance related invoices, and ensure expenses are monitored when placing orders. Must be customer focus driven, able to multi-task, supervise team, and manage time effectively.
 
Qualified candidates must be proficient in most areas of apartment maintenance including apartment turn-over, plumbing, painting, drywall, floor coverings, electrical carpentry, locks, appliances, pools and spas, roofs, and life safety equipment. 3 years direct experience in apartment maintenance or 5 or more years in related fields.  2 years supervisory experience of one or more employees. Knowledge of cost/benefit analysis is a plus. Proficient computer skills including Word and Excel. Must be HVAC certified and CPO and have own hand tools.
